"We stayed at this property from 18th - 25th July 2015 and paid over 2k for the week. We had a number of issues with the property which we feel should be highlighted for any future holiday makers: 1) The property was not up to the usual standards that we have come to expect from properties hired through Cottages-4-u. The rooms smelt strongly of cigarette smoke (especially the TV room). There were cobwebs everywhere and little piles of animal fur that had not been cleaned. The kitchen utensils (plates, cutlery and other kitchen tools) were of a poor standard/quality (e.g. we were unable to find a tin-opener so the housekeeper had to purchase one for us). The door handles kept falling off the kitchen cabinets. The light above the vanity sink failed while we were there and could not be replaced. The lights in the main room were difficult to turn on and so we ended up not using it at all. 2) The pipework leading to the taps in the vanity sink leaked causing the carpets to flood in one of the double-bedrooms. We ended up having to contact the owner in Tenerife to call in an emergency plumber. The plumbers successfully dried out the carpets and fixed the leak. However, this meant coping with wet carpets for 2 days. 3) The sliding door in one of the bedrooms was broken by one of the previous holiday-makers. So, we ended up having a carpenter come twice to fix the locks. They left wood shavings all over the floor. 4) We were misled by Wyndhams into believing that Netflix and Sky films were available (without an extra subscription). It turns out, these are available at the property - but only with an extra payment. 5) The stairway up and down from the ground floor to the bedrooms was very narrow and steep - probably not manageable by less able individuals. 6) The sauna was very small and possibly unsafe with an exposed bar heater (no protective grille).We do not think the property is worth the money that we spent. We did not ask for a refund but simply wish to ensure that other holidaymakers are not over-charged and are made aware of some of the shortcomings of this property in advance."

"Pavey Ark is a nice place, however I do not think that it warrants the money that we paid. I had read the previous reviews left and thought that people were just being picky, however I have to advise anyone thinking of booking that there really is an indescribable smell that permeates the whole of the downstairs but especially the television room, (I say television room but there was actually no access to any tv channels and my family could only watch films, I couldn't even go in there the smell was so horrible.) There were plug in air fresheners everywhere which were also vile, and I spent the first hour finding them and turning them off, but the smell seems to be impregnated in the carpets/ furniture because it didn't leave.There are also huge pictures of a little girl in every room in the house which were very odd and made one feel quite uncomfortable, like something out of a horror film!Jim the reliable caretaker went away Tuesday morning and had not returned by Thursday lunchtime when we had to leave unexpectedly due to a bereavement, we left him a note, which was more than he had done for us! The light bulb in the main bedroom's bathroom had blown and therefore we had 2 nights in the dark, this was quite aside from the weird arrangement of turning the main light switch on for the bedroom lights to work from behind the bed!The kitchen was also a mine field, there were loads of empty cupboards, sparse utensils for actually cooking, no colander, a few saucepans, there was no order to anything it was bizarre. Most bizarre being the table in the kitchen with 4 chairs round it, when the house is advertised as being for 6 people!The pool was cold, and the floor tiles round the edge are broken! Pavey Ark looked good on paper but did not live up to expectations, I have stayed in much better places for half the price and I would neither go back or recommend it to anyone I know."

"the house design and furniture were beautiful, the let down was the totally under equipped kitchen, a so called self catering holiday home, that barely had enough cutlery and cooking utensils for one person, on the second day we had to purchase pint glasses and a baking tray as there was none in the cupboards. the pool area was nice but required serious levels of maintenance, the drain in the walkway for the pool filter tips and it was walked over making a dangerous situation for anyone using it. the tile capping round the edge of the pool was hanging off in several locations and left sharp tile edges exposed, the gril in the bottom of the pool was a constant concern as it never stayed on the drain, it left a hole large enough for your foot to be caught in. 3 showers in the house, the pool shower run cold permanently, the communal bathroom shower never worked. the pool temperature was suppose to be maintained at 29c, during our 7 nights stay it barely reached 24c, i purchased a thermometer while in town to observe the pool temps as after day one i was convinced it couldn't be 29c. the pool cover was replaced at all times as recommended but this made little difference. during one particularly chilly damp evening it became necessary to turn the central heating on. the programmer in the upper lounge indicated the heating was on, but no heat was ever produced. there are examples of damp in the second bedroom, where mould is beginning to develop. the location and town were amazing as was lake Windermere. pavey ark is over priced and under supplied for a self catering holiday let, all in all a big let down for our first visit to the lake district."

"We have just returned from a week in Garth Cottage. The cottage was exceptionally clean and tidy, all the beds made up and towels provided. The kitchen was fully equipped with plenty of crockery, cutlery and there were also a few dishwasher tablets to get us started. Plus Wi-fi was included and the tv had a Blu-ray player. The instruction manual folder needs updating - we couldn't work out how to empty the vacuum cleaner. The location was ideal, just off the M6, with public footpaths from the doorstep. Great road links to all the Lakes. The cottage has some information leaflets (although they need updating a little). It was a little noisy from the road at the back of the garden (there is no privacy) but this didn't bother us too much. Just a couple of niggles: - garden wasn't fully secure for dogs - there was a hole in the fence to next door's garden and there was a gap under the front gate. We read a previous review about this and took some chicken wire with us, which we put along the gate when we were in so the dogs could roam free. - a separate toilet would have been great - 4 adults queuing for the bathroom... I appreciate this isn't a quick fix but if the owners were looking to do a bit of work, then that is all that is needed Overall, we would definitely recommend this cottage to anyone looking for a base in the Lake District."

"As our annual family holiday with 2 six year old twins we were looking forward to a week in the Lake District and in Bray Cottage. However the cottage and swimming pool both failed to live up to expectations. The cottage was very run down, wall paper peeling off walls in the sitting room and en suite bathroom, my wife had to clean the family bathroom as it was obviously dirty, neither sofa had been hoovered under, the dishwasher was broken (top shelf) and virtually useless. Both my wife and I found the sofas very uncomfortable, as with the double bed. The floor standing lamp in the sitting room would flicker and turn off after a few minutes of use. The swimming pool and surrounding areas were absolutely filthy and never cleaned in the time we were there, there was green mold on most of the grouting within the pool and black residue in the splash off areas around the pool. It really was the filthiest pool we had ever come across, my wife refused to get in! During the 7 days we never saw any one from the estate / owners to ask about our stay, making it very impersonal and ‘cold’."
