"I thought I couldn’t experience the Lake District without being super fit, experienced in survival or being in herds of tourists like ourselves but here you are situated right among it without effort and it’s all to yourselves. From Broughton in Furness the 3 miles to the cottage passes by a river, bracken hillsides, Herdwick sheep camouflaged amongst the crags. Then you see the cottage down the track surrounded by numerous crags, over the babbling beck - it’s heartwarming. Rain it might but the large Arga and stove keep the house cosy, a good book or game day and the internet is better than expected. Bring food initially and then Broughton has a top notch butchers for that slow roast in your oven and a grocers next door. Pub meals are good in Broughton. Theres a pretty garden at the back so you know where the kids/dogs are or they can play being in the land of Mordor, with sheep, it’s not unlike it. Recommend sensible slippers for the wooden staircase but there is rails and a stair gate at the top. The owners ensured our bed was the height of comfort by fitting a new mattress topper after I raised a concern from a previous review. Bath and shower great and downstairs loo so there’s no banging on the door. If you are uncertain about this holiday home don’t be, if you appreciate the peace and the real world formed by nature, this is it, it’s a door to explore Eskdale and further with sense, sometimes you can be reminded the elements are in charge here, prepare navigation well, we combined good old paper maps with mobile apps!"

"Plenty of room for a big party. Bedrooms and bathrooms very good. Position on the main road was a little unfortunate as cars were parked outside the windows and door most of the weekend. Parking for three cars was tight,as rubble and building materials in the drive entrance made parking on the property difficult. Parking opposite in the public car park was OK but we were anxious all weekend because a notice there restricts parking to 1hour. The playground opposite and the convenience of the baker and small grocery store were a big advantage for a group with small children.Our weekend was slightly spoilt by the unavailability of the BBQ promised on the list. As the weather was so good, we planned to eat outside and BBQ twice. We had to buy a portable BBQ twice during our stay. The outside area was altogether disappointing. It was neglected, dirty and un welcoming. There was builders'rubble around and not a pleasant place to eat. There were no proper chairs or tables, as advertised in the photos and nowhere to relax as there were two dirty picnic tables only. There is no garden at all, only a dirty yard. It was a nice property internally but disappointing outside."

"Downstairs ok but everything very dated. Bedrooms cramped, upstairs dreadful- 1 bed had a mattress which was not the right size and was extremely lumpy, the double bed and bunk beds were worn, looked like could break at any moment and springs through the mattresses. None of us slept much and all had backache. The bathroom stunk of damp, it is carpeted and over time the bath with shower attachment but no screen has over time caused the damp. Upon arrival we couldn’t open the front door as it had dropped in the rain, someone was sent out (half an hour which could have been longer), he took some time to fix the door. It was then ok apart from the last day after a lot of rain, the old wooden door had swollen again and was a challenge to open. No advice that only a small car is suitable to be parked there in the space available and to get into the drive- very tight stone fences on the road. We would have changed accommodation but everywhere was full. Left early on ththe last day as we’d had enough of virtually no sleep and we all had back ache!!"

"What a beautiful cottage in a great location, close to all the action of Kendal with great access to lovely walks. We had our two dogs with us & chose the cottage because it is close to a park & dog walk at Sepentine woodland. We didn’t find the double bed very comfortable, the mattress was super soft & we both woke up aching each morning. The sofa & chairs in the lounge are also quite uncomfortable but we also accept we did quite a lot of sitting & everyone’s mattress needs will be different! We would have liked to have had eco friendly cleaning products to use. It was very clean & the kitchen had everything we needed for our weeks stay. At times the traffic was very noisy, there’s no double glazing so we were woken by the bin lorry & delivery vehicals on a couple of occasions. The parking is very congested & due to permits there is no parking outside the front of the cottage. Aside from our negative comments we really did have a lovely stay, the cottage is in a great location to access Kendal & we would recommend it."

"We have had 15 self catering holidays in the lakes and this is one of the best cottages overall we have stayed in. It is in an excellent location and roomy enough for a family of four. The kitchen is well equipped and clean. We prefer a bath to a shower so the lack of shower wasn't important. The bath was lovely and large with a great view. We had no issues with hot water. The lack of WiFi was also a plus for us. (We are however bt customers and the kids could pick up a bt hotspot in front bedroom and garden). The PS2 was also appreciated by teenagers who were up for a trip down memory lane. Did not need heating in August. We liked being away from the village centre but it was an enjoyable stroll in the evening or to visit the shop. Had a great walk up Easedale to High Rise with sublime views. It was great to be able walk from the door. A fantastic holiday in a homely cottage. An excellent 3 star value property."
