"Took ages to find the cottage and we didn’t find the directions we were given very useful, as, the cottage is very secluded! I called the number given and spoke to a lady who gave some quick directions I advised that I may need to call again if we still didn’t find it to be told the office was closing so I couldn’t ring again as no one would be there?? after driving around in a circle we ended up asking someone who was leaving their house if they knew the way!! Luckily they did!! On arrival at the cottage there was a smell of damp in the hallway and bathroom which wasn’t a good start! The shower in the downstairs bathroom off the hall had had the plug turned upside down on our arrival! It was covered in mould and hair, which was absolutely disgusting! The whole place was dirty and has clearly beenNeglected. we had to clean the floors and couches before we even unloaded any of our belongings! We also had to hoover the full place as the carpets were full of fluff and it was very clear nothing but beds had been cleaned for our arrival! There were cobwebs all over the place in the bedrooms on lamps and in corners etc We found juice bottles and empty crisp packets left by the previous occupants in the conservatory, with again many cobwebs and dust on everything! We had only brought a few of our own cleaning products and had to go to the supermarket in Penrith to buy more to fully clean the place the next day! There was dog dirt in the garden which one of the children stood in when they went outside! However, that was the first and only time they went in it as it wasn’t suitable for the children to play in due to it being very overgrown and badly neglected! Which is a real shame as it could be a lovely garden with some care and attention but it is clear the owners have not spent any time maintaining it in a long while!! Uneven paths and weeds everywhere!! Quite disappointing really as the garden was the only place the children could have played since the cottage is on a main road and there is nothing else around!! Flies are a big problem here and we had to buy fly spray! We were left no logs for the fire and had to call the emergency number when the bathroom roof was leaking due to the amount of rain!! It is clear that this had been leaking for some time and water was running down the wall and dripping into the toilet!! Meaning we were unable to use this bathroom!! The Man that came out got us logs from the shed and checked the window in the bathroom he advised that it was reported last year to be fixed but obviously the owners have not followed this up! We found the seating area in the main living room to be to be quite uncomfortable and dirty!! It’s almost like they’ve taken couches from a skip and put them in the cottage!! Considering there was 8 people it wasn’t enough for everyone to have a comfortable seat in the evening!! After days out exploring the area you need something you can relax on! Also the tv is too small for the room and the remote control did not work which was a bit annoying!! The blind in the main living area was covered in dead flies! Think it could be a lovely cottage if it was maintained to a better standard as even some of the bathroom doors didn’t lock. I think it’s quite cheeky of the owners to have all of the rules and regulations in their book about making sure you leave the place clean when they cant even be bothered to clean it properly for guests arriving!! I dare say it was in a cleaner state when we left than it was when we arrived! I definitely wouldn’t book this cottage again due to the lack of cleanliness and maintenance! It was the first time we had tried a cottage as normally we book a lodge which are always spotless. I think after this experience we won’t be booking any more cottages and we will stick to the comfort of the lodges!"

"We were a party of 4 adults and 4 children. The house was spotlessly clean and well equipped - WHEN you found the two hidden drawers!! they're just behind the cupboard doors but took us a couple of days to find. We cooked most days and there was all the crockery and cooking implements you could need; better than most places we've stayed. The microwave acted as a second oven which was useful. The seating arrangement at the dining table was odd as there were two long benches which weren't good for the little children; chairs would have been much better. The Old Mill is in a lovely setting by a river but might not be suitable for all children because of direct access to the water. It was a shame that we couldn't walk to the local pubs but the narrow winding lanes really weren't suitable. However, the pubs and nearby Co-op in Shap were just a short drive away. There are lots of places to visit nearby and I would recommend Brougham Castle, Brougham Hall, Lowther castle and Lowther Bird of prey centre (the tea and cakes there are fab), there’s easy access to Ullswater and the rest of the Lakes aren’t far. Appleby is a must and the Eden Valley is very peaceful and beautiful. The location of the cottage is a great base for the whole area.The loft room is lovely and spacious but was rather hot while we were there so we had to have the windows open and the sound of the railway and M6 carried quite clearly, however the double glazing is good when the windows are shut.Overall The Old Mill is a lovely, well maintained house and perfectly big enough for 4 couples or 2 couples with teenage children but isn't really designed for small children; the sleeping accommodation is over 3 floors which means 2 couples with small children might find it difficult."

"We did enjoy our holiday at this very spacious cottage, it is ideal for a large family or a couple of family’s. we loved the fact we were in the middle of nowhere, it was exactly what we were looking for . Unfortunately there were a few things that let the cottage down, otherwise the score would be much higher. The worse things were the window in the bathroom above the kitchen leaks , all through the plaster, which can clearly be seen just by looking at it, whenever it rained the bathroom was drenched and was pleasant to use at all. The cleanliness was quite disappointing , it really does need a good clean , dirty floors , rugs, sofas, dust and dead bugs under things and in draws. The garden was also a huge let down as it can’t really be used , it’s just over grown, messy and quite full of pots etc, needs some TLC. Also the dryer didn’t work which made things difficult having a baby with us. I also think adding a big tv on the wall in the second bit of the living room would add quite a lot to the place for family’s with children or big family’s. overall we did enjoy our holiday but would of enjoyed it a lot better hasn’t we had all these problems."

"We had a very comfortable and pleasant stay at Smithy House. The cottage has a cosy yet spacious feel to it, and has a very well-equipped kitchen with electric hob. If you are self catering, you will need to bring supplies, as there is no shop within easy walking distance - the closest is in Shap. If you intend to eat out, the local pub (only metres away) is very pleasant but is shut for portions of the year, e.g. The whole of January! There are delightful pubs in Askham and Shap however, under 20 mins drive away. There are many shelves of books, tonnes of Dvds, Netflix and Amazon Prime, and a handful of games, if you are staying in. There are also Ordinance Survey maps and Wainwright books pertaining to the local area. There are several beautiful walks straight from the door, and some lovely ones a short drive away, particularly around Haweswater. You are reasonably close to Penrith and Kendal, and Keswick is about 40 minutes drive away. This is a lovely place to stay in the Eden Valley!"

"Comfortable cottage, clean and well equipped, good location, close to M6 junction 39. Handy for all the lakes and local mountains. Shame that the rear parking space cant be used, but car was safe, parked on the main road. Local co-op is ok , Shap chippy is very good, and Abbey coffee shop sells nice cakes. Butchers opposite the cottage is a bit wacky, and sells Cumberland sausage by the metre it seems. Large supermarkets in Kendal 16 miles or Penrith 10 miles. We had good weather and the cottage garden was nice to sit out in. It is safe for dogs, and there are some local walks for dogs. It is sheep country, so we had to keep our dog on the lead a lot locally. Wellies are a must, as is towels to prevent muddy paws soiling the light hall way carpet if coming in the front door. Finally the attic room has low beams, it is a nice room, but could give a tall person a headache, if are they are not careful.Overall one of the better cottages we have stayed in."
