"A fantastic property, comfortable and very well equipped. Very spacious and plenty of room for all. Showers were excellent and large. Beds were very comfortable and there is plenty of parking. The toilet rolls, tea-towels, flannels and towels, washing up liquid, cleaning sponge, dishwasher tablets etc are a real bonus and its great not having to remember all these things that usually aren't provided. A great location for visiting North Norfolk coast which is only 1 hour away by car. A great selection of books and DVD's kept the children entertained in the evenings. We didn't use the wood burner the heating was more than sufficient and the weather was dry and 15/16 Deg C whilst we were there. The house is clean, in very good condition and a credit to the owners."

"Loved our week in this lovely, comfortable cottage.The thoughtful and welcoming touches of fresh flowers, tasty treats & cold wine in the fridge were very much appreciated, especially after a long journey .Although in a very quiet location, very peaceful & relaxing to come back to at the end of the day, it also offers easy access to the A11 and is ideally situated for exploring all that Norfolk has to offer. Enjoyed the company of Billy, the very friendly Colliedoodle who visited every day, also feeding the Horses, Donkeys and Louis the Giant African Tortoise. An easy walk takes you to The Angel Inn, a lovely character pub, very friendly and with a welcoming atmosphere & excellent food. Felt very much at home in Romulus and on Manor Farm. "

"The property is beautiful! It is clean and impressively stocked with everything needed for a comfortable, hassle free break. The log burner was very much appreciated on a cold January evening. There is a lovely dog friendly pub a stone's throw away which has regular events on and serves great food. We visited Thetford forest, Norwich and Wells-next-the-sea while here and there are several local tourist attractions within a short drive. A 5 min drive away (or leisurely 30min walk in the summer) is Watton which has a nice selection of shops and dog friendly cafes, and a good sized supermarket. We would highly recommend this property and will definitely be returning again in the future."

"Kennels were closer than expected so constant barking. There were no dish cloths, scourers, floor cloths or mop to keep lodge clean as requested. It was not as clean as expected and as we have found in other properties. Cooker could have been helped with instructions several not to good meals cooked. Fishing facilities not as close and handy as expected. A lovely location but badly neglected. Nearly went home the following morning but stuck it out. Cracked toilet seat, wash basin 12 by 6 Inches had to wash in kitchen. We feel not only we were let down but Sykes were to we have had 3 holidays previous through yourselves and were impressed until this one. Susan & Bryan Davies"

"Irene and Martin gave us a warm welcome, and we passed a really peaceful relaxing week in Pheasant Lodge. The cottage was immaculate, comfortable and really well equipped with good quality dishes, pans and cutlery, so it really felt like home. The cottage is the last house on a quiet lane, but only about a leisurely 20 minutes stroll to the next village, which had shops and a fabulous tearoom. Despite the rural location, it was only a short drive to the main A47 with access to Norwich, Dereham and Wymondham all within easy reach. The north coast (Cromer, Sheringham etc) are also all within an hour's drive. We would definitely recommend this cottage!"
