"Accommodation was to a very high standard and very spacious. Much of the kitchen equipment was brand new and everything worked perfectly. The house was very clean and there was sufficient linens and bedding. The outside of the property was perfectly manicured and access to the lake and it's surroundings was an extra bonus. Our 10 year old loved feeding the fish in the lake during the vacation. Overall we were very happy and satisfied with our stay at Sandes Bywater. To explain the 9/10 rating, which reflects just how good the rental property was, as we haven't given such a high mark previously. The house is by a busy road and close to working farms. We experienced road and farm noise at the front of the house, but less so at the back near the lake. We were a party of nine and the bathroom layout and access to continuous hot water was a little challenging, but with a little planning we resolved the issue but a bigger water tank would have helped. A bathroom upstairs, where our kids slept would have been a great help.That overall, we thoroughly enjoyed our time at the house and in the area. The owners were very hospitable and wanted us to enjoy our time there. The welcome basket was fantastic and second to none. It made a great start to the vacation !"

"Excellent cottage, lovely & spacious converted barn at the entrance to a lodge holiday park. Very well kept & well equipped. (Although we couldn't find an oven glove anywhere!) Our only negative comment if I was to be picky would be that although it's great having 3 en suite bathrooms, only the upstairs twin room had a proper stand up shower. The double room upstairs has a jacuzzi bath which is lovely but not practical for everyday use (especially when it took so long to fill up as the pressure was very low & boiler kept cutting out), the downstairs twin has a bath but just has a shower attachment. This meant we were all having to use the upstairs showe every day. It would have been better if they had fitted proper showers over the 2 baths. Overall a great 4nights away with our2 young children (aged 2yrs & 3 months), along with grandparents. We enjoyed days out to The Deep at Hull, Beverley, Bridlington, Hornsea. Found a lovely Italian called Berts by the lakeside on a nearby holiday park (Dacre park at Bransburton)"

"Lodge itself is finished to a high standard but upon living in it has some flaws, down to cleanliness. Shower head was so full of limes ale it was barely showering, the sofa has several stains on it. Heating is set but cabin is very cold on an evening we had to alter it, we stayed in February so maybe heating is set for warmer months. The lodge has everything you need to cook and clean, and the information given by staff is brilliant as well as the planning of your visit re direction, arrival times etc. The park advertises free movie streaming but this is only if you have your own Netflix, if not there are some DVDs to hire, we haved in lodges with their own Netflix so this was misleading."

"The lodge was clean and tidy the rooms spacious and the beds comfy the lodge was kitted out with all the things you need, the hot tub was warm and private and was a nice way to end the day , parking was directly outside the lodge and it just felt really homely with the furnishing, even the dog blanket and food bowls were there for us and a lovely bottle and two glasses for the wine, the site was well maintained and tidy the bins were all marked for recycling , overall it was a lovely place to stay and we had the most relaxing time, I love the fact that the lodge was bright and airy with the patio doors onto the decking , thank you , the Whitmore's"

"We stayed here over Christmas and chose it because it was a short distance from family. It worked really well. The cottage is very pretty and in a lovely location. Local amenities are a short drive to nearby villages. There is a nice pub (The Triton) 50 yards from the cottage and we ate their a couple of times. The cottage itself is well presented with a modern kitchen and nice bathrooms. The living room is small, but what you'd expect from a cottage of this type. Sky TV was handy.I would say that if you have a large car, the entrance to the parking at the rear is quite tight.I would (and already have) recommended the cottage to friends."
