"The master bedroom of the house is huge and comes with a Jacuzzi/hotbub style bath walk in shower and large balcony. This is room my sister would share with her 2 babies ages 3 and 1. After ‘exploring’ the balcony my 3 year old niece ran to open the patio doors to the right of the back wall which we all thought would open onto a wrap around balcony as the blinds where closed we couldn’t see, we were absolutely appalled when the doors opened onto NOTHING but a sheer drop. Had my sister not been there we dread to think what the outcome could have been. The door was not locked nor did have a key in order for us to secure it. My niece suffers from Brittle Bone Disease an adult may survive a fall from this height into the bushes below but she would not have stood a chance. Not only is this a severe breach of health and Safety and Building Control but it is a Risk to Life! This for us is such a major concern that after the Friday night this room became unusable for sleeping. The house also comes with an indoor hot tub, this is covered only by a foam cover that does not prevent in anyway a child gaining access to the water, and there are also no lockable doors in order to keep children out. This again we see as a breach of health and safety. The master bedrooms walk in shower was the only one in proper working condition on the top floor meaning the majority of guests used it. We noticed that each time the however was on a leak would appear in the ceiling above the hot tub and the water would drip in, I am not saying that had we continued using the hot tub we would have left the house with Legionnaires but stale water or leaking water in to a hot tub is not something any of us expected to encounter. This again is another Health and Safety issue. The hot tub/Jacuzzi bath in the master was used to bath the babies on Sunday, on turning on the jets the bath was floored with black gunge and dirt. There are more issues such as one of the cottages being unusable due to not being cleaned and the over powering smell of damp. A broken oven in the main house. A ‘server Cupboard’ in the master suit dressing area that was in such disarray and a fire hazard we contacted a family member back homes who works in I.T trying to ascertain just how safe it was. We did contact the owner who lives in Florida regarding the issues and he sent someone around to rectify some of the issues we had, Paul who came to the house did all he could to help us. The final straw came on Monday morning, we are more than aware that check out time was 10am, however we thought we would have been giving a bit of courtesy due to the fact that we had so many issues. There was a knock at the door at 9.45am from the cleaning crew. As we didn’t know the cleaners would be coming before our check out time had even passed we let our dog out in the garden, the cleaners never noticed the dog and he got out of the gate when they came in, he was found by the main road by my brother 45 minutes later. We regularly hire houses for most of our family celebrations and this unfortunately has been hindered by so many dangerous issues. The fact that my niece was put in such a life threatening situation through no fault of our owner is just not something we find acceptable."

"We’ve just stayed there for the weekend and the house is out of this world. Easily sleeps over 30 with all the settee beds. There’s room for upgrades around the house but guessing that’s on their agenda. From the party room with the best views, gym, sauna, hot tub , karaoke, bar area and the main bedroom with a judge balcony! The main bathroom has a hot tub in with a tv on the wall just heaven! Cinema room was so chilled and comfy and the grounds are just out of this world, maybe they need a little looking after but just amazing! Will defo be going again!The cinema room was great for anyone who wanted to chill out for a bit and watch a film, the hot tub / sauna room was a godsend, the party room was immense and karaoke was awesome and easy to use. There were a few things that were confusing; when we first got there we couldn't find the WIFI code, but this was rectified shortly after getting in touch with Sykes, and then the management team for the house. There are a few things that the house could fix, a couple of broken chairs, (one at the bar and one spare at the dining table), few wires, etc. with duct tape wrapped around, signs on the balcony about repairs, etc. Overall though, a fantastic getaway break, we're already looking at going again next year!!There needs to be a rubber matt of some sort out side the hot tub to prevent slipping. Needs better cleaning materials ie: vac, brushes. But in all we had the best time and the owner and daughter really looked after us when we had a few difficulties. Thanks for having us."

"General cleanliness of the property comfort of the property , photos of the outside space was nothing like the actual area which led to us leaving the property before our 7 day stay Feedback to the owners have been sent explaining the reasons In our opinion this is nowhere near a 4 star Will have to now look more closely at your ratings and descriptions in the futureDoesn't have strength in his arms to lift himself out. No grab rail, bar or step up/down. Very welcome home baking and hot drinks pack on arrival. Gorgeous hot water. Good location for Ribble Valley walking, and good pub/ eatery on the doorstep. Would have preferred different changeover day as Friday travelling was horrendous. It took 6 hours travel time instead of 3 over 55 miles of roadworks and delays on M6. This detracted from time spent on our break as we arrived late and had to leave early to avoid congestion.The owners have gone to great lengths to provide an elegant, modern touch which works very well. The location was perfect for exploring the local countryside, yet close enough to Preston and Blackburn for any city needs. The Feildens Arms also deserves a mention, being only 50 yards up the road; a very warm welcome plus great food and real beer! Would certainly recommend. "Amazing to be so close to the centre of town, but be in such a quiet, safe, peaceful location. Public transport (train and bus interchange) is an easy 5 minute walk away. Shops, bars, restaurants - minutes away. Look straight up to the tower of Clitheroe Castle from one of the comfy leather sofas in the living room. The ground floor has a well equipped, clean and spacious kitchen diner, with a proper dining table and chairs - thank you. Everything you need for self catering, with nice crockery and glassware. Spacious, warm and comfortable lounge. Upstairs, two immaculate and comfortable double bedrooms, one is particularly spacious. Good beds, pillows, linen and towels (even face flannels). The huge bathroom has separate bath and shower. This is a cosy, but not poky, cottage. The central hearing kept the whole place toasty warm in the cool evenings. Good, safe car parking by the side of the cottage. Lots of nice little touches by the owners, such as quality hand wash and lotion, welcome pack so you can have a fresh brew (with lovely biscuits) when you arrive or (my preference) a glass of chilled fizz! A real gem of a place. Highly recommended."
