"Oh dear oh dear where to start? First impressions - a house unloved, filthy windows both inside and particularly outside (spiders and all) and an unkempt hedge. Enter into what is a stunning space spoiled by the saggy, uncomfortable, grimy sofas.Any sign of a welcome? No, not even soap in the loo. Even a budget hotel manages a basic welcome.And so to bed - the single bed bases in the second en suite bedroom are so saggy and uncomfortable that our daughter had to move the mattress onto the floor in this "home away from home"We were expecting some activity as it is a working estate but when I tried to spend a day in the house while my husband and daughter went hillwalking the noise was horrendous and all day long. I may as well have been sitting in the barn which is higher than the cottage and stands about five or six metres away from the windows. The cottage itself is an old building and was once part of a courtyard which now has a monstrosity of a new barn filling the middle of it. Unfortunately all the downstairs windows except one face the barn with no views of the open countryside as portrayed.The outside space is a good place to sit and have a cup of tea or glass of wine but is no place for children to play. The proximity of large heavy machinery makes it totally unsuitable for children.There is a very loud clicking which appears to come from in the wall behind the double bed when the heating comes on.Apart from the windows and sofas being dirty, there were also hairs and fluff on the bed side table in the second bedroom, nuts under the coffee table, cobwebs on the ceiling, dust on the skirting boards and the top of the fridge freezer hasn't been cleaned in a long while.A sign on the wall asks you to keep the place clean but apart from a couple of cloths and some washing up liquid there is nothing else."

"Quiet and pleasant location, good walks and local excursions.Instructions on getting there from the North inadequate: no guidance at all on how to get through Dumfries and on to the right exit. Traffic in Dumfries is complicated and confusing to someone not already familiar with the city, and we lost our way several times before eventually being put on the right track by a helpful local (it took nearly two hours). The relevant destinations (the Hospital, Bankend) are only signposted once you have exited Dumfries by the correct route, which is impossible to guess. To complicate matters there is more than one hospital in Dumfries, which caused us to go off twice in the wrong direction.The cottage itself is under-equipped: e.g. no proper wardrobe, no chair or stool in the bedrooms, limited storage space, no shower curtain in the bathroom (which results in the whole floor getting wet and slippery), no oven gloves, limited crockery (no milk jug), non-stick pans worn out and need replacing, no CD/DVD player (though advertised on the website), sofa sagging, limited instructions (e.g. how to operate the electric cooker, which took trial and error; how to locate stores in town apart from Morrisons).A pity, because otherwise the cottage would be quite pleasant."

"Brilliant holiday. Lovely property. Very helpful and discrete owners. Views superb. Easy access to direct rail service to Edinburgh. At the time of review just £9.10 off-peak day return, plus free parking at Stow station. The property is fully equipped with everything you will need and the welcome pack was very thoughtful. Access to Borders towns easy and Melrose especially well worth a visit. Despite the apparent remoteness, an excellent restaurant ( The Firebrick) is only 5 miles away at Lauder and is a must for a special meal. Lots of walks close by and from the door, and the owner will provide lots of local information. We will return especially for the peace and quiet, comfort, walks and easy access to Edinburgh. The wifi and phone signals (o2 & EE) very good. Probably one of the best cottages we've stayed in."

"Wonderful location. Very dog friendly with enclosed garden and lovely walks. Cottage had been upgraded to a high standard but standard of cleanliness very poor particularly in the shower room. Shower head and extractor fan were filthy. Simple additions such as supplying sponges / clothes to allow guests to clean kitchen surfaces / mop up wet room as they go along would help. Visitor book cited problem with flies which were an issue when we arrived - dealt with by buying fly spray. Should be supplied by owner. Mattress also very lumpy so not a particularly comfortable sleep. Would expect toilet paper to be supplied in a 4 star holiday let."

"The cottage was lovely, very spacious, well equipped and newly decorated and furnished. The location was great if you like being away from it all. The scenery is stunning and there are walks from the door. However it is accessed up a single lane track which is worrying as there aren't many passing places. There are no real local amenities, you need to travel to Galashiels to find a supermarket. The cottage itself was lovely and clean however the previous occupants didn't make a very good job of washing up and put some of the kitchen items away dirty. I'd definately recommend this cottage and happily go again."
