"What a disappointment! I cannot believe so much is charged for this awful place!The owner did not provider double bedding, although this was promised when called logged with the booking website, and in the depths of winter single bedding in an advertised double bed is way below standard, and not anything I would expect from the least of star ratings.The lounge is not suitable for more than one person, with the most uncomfortable sofa and seat, resulting in either my partner or I sitting on the floor; not to mention the draft coming from the single-glazed window and the freezing cold floor.The kitchen was ridiculous, to the point my broad partner struggled to shimmy past the over/stairs to get to the fridge. The bathroom was hazardous (with regard to getting in and out of the bath/shower), with barely enough room to dry off - before entering a freezing bedroom. The sink was so small you could not wash your face without tons of water splashing out of the sink and onto the floor.There was zero parking, as street parking was jam-packed all the time.Sleep was non-existent between the hours of 7am - 10pm thanks to the church bells which were excessively loud (it's nice to have a lie in when on holiday).We were shocked with the advertising of this property, it's a lot smaller than the pictures like you to think it is, and it is no way a 4 star accommodation.The nearby pubs were all a dive, some that smelt of the drunken night before (with the sticky floors to match). Although the local Italian and Indian restaurants were nice.The ONLY saving grace of this place is the scenic location and magnificent walks around the town.We cut our trip short due to illness caused by this place, and would NOT recommend people stay here. And funnily enough, the majority of comments in the guest book were about the local area not the cottage."

"This is simply the best location for a visit to Peebles. It's so central you can abandon the car & walk everywhere. However, it's also a very peaceful wee spot, with Eddleston Water running past your window & ducks resting on the grass outside the front door. I was on my own with my dog & the circular walk along one side of the River Tweed, past Neidpath Castle, then over the bridge & back home in the other side, became our favourite morning walk. There are plenty of walks to choose from, as there are forest paths galore around this area. The swimming pool is less than 5mins walk from your living room & you're within cycling distance of the mtb trails at Glentress. If you're a chocoholic, then the amazing Cocoa Black is right across the road - excellent coffee & the biggest selection of chocolate based delights I've ever seen. The botanic gardens at Dawyck are amazing & will take you a day to explore, but the much smaller Kailzie Gardens are also worth a look, if only to sample the delights of the cafe (it's not cheap, but worth it). There is street parking, but if you come back from a day exploring after work hours, you're unlikely to find a space. However, there is a carpark right across the road & although they charge from 8:30am, the first 3hrs are free. My only issue with the house was the noisy ticking of the central heating timer. I seemed to be able to hear it above the TV/radio etc, but that's a very small gripe in an otherwise perfect spot. The cottage has been beautifully decorated with good quality products - the vacuum cleaner was the best I'd ever used at hoovering up dog hairs & the bed is positively majestic! I felt instantly at home here & will definitely be back. "

"This is a really beautiful place to stay. Everything in the house is in great condition and it is beautifully decorated. We were given a lovely welcome pack on arrival and a personal welcome the day after arrival. There is a play room in the house and another in the garage next door for young children and table tennis for the big 'kids'. The location was a bit tricky for us as the last 5-10 minutes to the property is via a single rocky track and we only have a little car but it is worth it for the peace, quiet, views and all the rabbits, birds and deer we had practically on the doorstep. There are many wonderful places to explore in the Scottish Borders which are full of beauty, history and interest and the Edinburgh park and ride was only 30 minutes away. The owners and previous visitors have made sure there are plenty of resources available to help you plan your trip upon arrival. I would 100% recommend a stay at Holly Tree Cottage and a holiday in the Scottish Borders. Please note: you cannot drink the water at this property as the supply comes from a borehole. Some bottled water is provided but I would recommend stocking up if you drink a lot like us as the nearest supermarket is 25- 30 minutes away! Water pressure however is fabulous for showers and bubble baths."

"Amazing, beautiful character cottage. We had a wonderful holiday in Holly Tree Cottage and hope to go back soon. Everything you could ever wish for and more. Very cosy open plan living room with a lovely log burner. Great for families with fantastic playroom with lots of toys and games. Also brilliant games room with table tennis and more great toys to keep kids amused. Great garden with a sandpit also for children. Our kids loved it and we were able to relax as they were so happy. Spotlessly clean and very comfortable beds, plenty of towels. Lots of added extras and wee gifts that made the trip very special. The surrounding area was beautiful and so tranquil. There was an abundance of wildlife including many deer and birds of prey. A real getaway for complete relaxation and rejuvenation. A great central based cottage making it easy to visit local villages like Peebles and Melrose and North Berwick. Lots of scenic walks and nice restaurants in nearby villages too. We really cant fault Holly Tree Cottage, it surpassed our expectations and is the best place we have ever stayed as a family for a holiday. Cant recommend it highly enough. Thank you to the owners for all the special touches."

"The house itself is very spacious and potentially could be fantastic. 12 of us stayed and our general opinion was the house hadn’t been maintained very well at all, just a lot of botched attempts at fixing things, masking tape holding the air hockey table together, a missing tube for the table football so the balls just fall out, a couch in the games room held up by some wood with no proper balance to it, the park trampoline has no safety net and the wood holding it up looks ready to snap, the list goes on. The heating went out for about 30 hours due to the oil running out, just a lot of things that should all be fixed and topped up for new guests for the price that is being charged. We as a family just powered through and still had a wonderful holiday, despite a bit of a bad experience with the owner Ian on leaving. Wouldn’t recommend staying here until a lot of the stuff has been fixed. Views were beautiful and overall we had fun, Edinburgh was great fun highly recommend the tour buses."
