This lovely stretch of the South Snowdonia coastline, between Tywyn and Fairbourne, boasts some stunning views of the mountains and coastline, across the bay towards the Lleyn Peninsula. The village of Llwyngwril has a pub, convenience store and mainline railway station, all within walking distance of the house. Enjoy the views from the extensive, landscaped garden, the slate patio or, if the weather is a little cooler, from the feature Garden Room.

Hillside has central heating and hot water from the oil-fired Aga, and a large wood burning stove in the stylish Drawing Room. There is also WiFi, Radio/CD/Bluetooth and iPod dock.

Entrance: is into the kitchen, with side porch and ground floor boot room/cloakroom with WC just beyond. Off the rear storm porch is a small, enclosed Utility area with washing machine and tumble dryer.

Kitchen: with large electric Rangemaster cooker, microwave, sink, dishwasher and original larder cupboard housing a tall fridge freezer.

Breakfast Kitchen: with original quarry tiled floor and 1940s Aga, sink, integrated fridge, Edwardian airer, breakfast table and 4 chairs and sea view.

Dining Hall: with dining table and chairs, large corner sofa, wall-mounted TV and sea view. Staircase to the first floor.

Drawing Room: with original parquet flooring, large wood burning stove in the beamed fireplace, three large, comfortable sofas, TV with built-in DVD player, Sky digibox, radio/CD/Bluetooth speaker, books, guidebooks, and several tall windows from which to enjoy the sea view over the garden and village.

First Floor:

The staircase divides at the top, the left part leading to bedrooms 1-3 and family bathroom, the right part leading along the corridor to bedroom 4, bathroom and dressing room.

Bedroom 1: with king size bed, bedside tables, wardrobe/drawer unit, futon sofabed, and sea view.

Family Bathroom: with bath, separate shower cubicle, WC and basin; this room can be closed off to act as an en suite to Bedroom 1, but is also easily accessible for bedrooms 2 and 3.

Bedroom 2: with two single beds, bedside tables, underbed storage, clothes hanging rail, small built-in cupboard with shelving and sea view.

Bedroom 3: with single bed and additional pull-out single, small built-in clothes hanging cupboard, cube storage, selection of children’s books and toys, sea view.

Bedroom 4: with double bed, bedside tables, dressing table and stool, hairdryer.

Bathroom: with WC, basin, bath with electric shower over, double louvre doors leading through to

Dressing Room: with clothes hanging rails, chest of drawers, futon sofabed and bedside table.

Outside: extensive, mature, landscaped gardens with slate patio running the width of the house, circular Garden Room with sea views, cushions on bench seating for 10 guests, lawned garden area with Summer House, garden furniture and barbecue, small side lawn with rotary clothes line. Garage available for storing bikes etc (also used for owners’ storage).

NB Please note that the garden is terraced, on a hillside, with stone retaining walls, rocky outcrops, slate paths and several changes of level, making it unsuitable for toddlers or the infirm. Lower part of the garden currently chained off, including former pond (uncovered), awaiting re-development. Young children should be supervised in the garden.

Parking: driveway leading to parking/turning area (up to 4 cars but makes turning difficult). Stone steps down from the parking area to the entrance.

This is an excellent location for visiting the impressive South Snowdonia mountains, lakes and coastline. Some lovely sandy beaches within easy reach, as well as miniature railway at Fairbourne, narrow gauge Tal-y-Llyn Railway at Tywyn, golf and pony trekking at Fairbourne, plenty of walking, hiking, waterfalls and mountain peaks to explore. The Mawddach Trail offers excellent family walking and cycling on the level, in nearby Dolgellau.
