Lower Cefn Perfa is an imposing detached country residence, dating back to 1782, in a peaceful, rural location just outside the thriving village of Kerry, three miles east of Newtown and nine miles south west of Montgomery. Kerry has a Village Shop/Post Office, and two popular pubs, one serving food. The house itself benefits from a games room with pool/snooker table and a private hot tub, making it an ideal property for special occasion get-togethers for friends or extended family. The house retains many typical Georgian features, including spacious rooms with high ceilings and inglenook fireplaces.

Drawing Room: an elegant room with parquet flooring, plenty of comfortable seating for relaxing in front of the woodburning stove; flatscreen TV, DVD player, music system, iPod dock, WiFi and glazed doors leading out to the lawned garden.

Games Room: with pool/snooker table and sofas, looking out into the conservatory (not accessible for guests).

Dining Room: also with a woodburning stove and glazed doors to the garden and hot tub; dining table and chairs for up to twelve guests.

Kitchen: with two built-in electric ovens with warming drawers, ceramic hob, microwave, tall fridge and dishwasher.

Utility Room: tall freezer, washing machine and tumble dryer.

A wide, sweeping staircase leads up to the First Floor:

Bedroom 1: with double bed, quality bedroom suite, built-in wardrobes, TV, single day bed and en suite shower room.

Bedroom 2: with double bed, single day bed, built-in wardrobes, quality furnishings, TV and en suite shower room.

Another staircase leads up to the Second Floor:

Bedroom 3: a spacious double bedroom with some stunning antique furniture, built-in storage cupboards, two easy chairs and TV.

Bedroom 4: A twin bedroom with two single beds and dressing room.

Family Bathroom: with contemporary suite including a bath and separate shower cubicle.

Outside: The house sits in pleasant lawned gardens, with patio, garden furniture and barbecue, a decking area with hot tub, and footbridge over the river Mule (narrow and shallow at this point) to the woodlands beyond.

This is beautiful rural location, surrounded by the hills and forests of Mid Wales, with some excellent walking in the area (Kerry Ridgeway, Offa's Dyke, Severn Way, Glyndwr's Way).  Visit the historic market town of Montgomery, with its ruined castle and nearby Kerry Vale Vineyard, with tours, wine tasting and Cafe. In the border town of Welshpool there is Powis Castle (NT), the Welshpool-Llanfair Light Railway and other attractions and it is just a short drive to the lakes and nature reserves of Llyn Clwedog, Lake Vyrnwy and the Elan Valley.
