Panteidal Farmhouse is a detached coastal holiday cottage near Aberdyfi, presented throughout to a high standard and enjoying the luxury of WiFi. The farmhouse has stunning living areas plus a wealth of character features.

The open plan lounge is large with luxurious sofas, a large TV, DVD player and CD player, and a dining area with oak table and chairs and a choice of books and games. French doors lead through to a conservatory overlooking the gardens. The large kitchen is fitted with an electric oven, halogen hob, American style fridge/freezer, dishwasher and microwave. A separate utility area houses a washing machine and tumble dryer. There is a second sitting room - another spacious room - with a flame effect fire in inglenook fireplace, leather sofas and a flatscreen TV. One sofa is a sofabed, which can be made into a kingsize bed on request.

The Farmhouse sleeps six guests in three bedrooms, all of which are ensuite and two steps down from the first floor landing. There is one double room and two with twin beds, which can be made into kingsize doubles on request. Each ensuite bathroom has a bath with shower over, basin and WC. The sofabed in the second sitting room can be made up as a double bed on request, allowing the house to sleep eight guests plus a baby.

Panteidal Farmhouse boasts a sundeck on the first floor - a large hardwood decked balcony with sofas and some sea views. It also overlooks a large lake, which sometimes has visiting kingfishers. Outside there is an enclosed garden terrace to the rear of the cottage with a table and chairs and access to established shared gardens with tropical plants, winding footpaths, original water pump and two ornamental ponds (children must be supervised). Beyond these gardens is a short circular walk up the hillside through the gorse and woodland - please note that most of the wood is on a steep hill and can be challenging.

Guests staying at Panteidal Farmhouse enjoy temporary membership of the Plas Talgarth Leisure Resort - just two miles down the road. Here you can enjoy an indoor and outdoor pool, sauna, jacuzzi, gym, children's play area. Other facilities subject to local fee - spa, tennis, pitch and putt.

The Farmhouse can be booked with the neighbouring Panteidal Gatehouse to sleep up to 12 guests. They each have their own small area of garden with a third element of the gardens shared between them.

Two dogs are welcome by arrangement @ £20/dog per week.

Electricity, underfloor heating and WiFi included.

Bed linen and towels provided.

Travel cot, high chair and stairgate available.

Strictly no smoking please.

The Farmhouse overlooks a lake and it is also possible to walk through the gardens to the pond outside the Gatehouse - so children should be supervised at all times.
