The Farmhouse has been refurbished to provide 5 star quality accommodation, having three reception rooms and three bedrooms, all well appointed and with en suite facilities. Just inside the entrance to the grounds lies the quaint Gatehouse, accommodating 4 guests, allowing a total group of 12 to holiday at The Farmhouse.

The property is situated 3 miles from Aberdyfi on the hillside overlooking the estuary. Otters, buzzards and red kites are all frequently seen from the terraces, and a wide array of waterfowl, waders, and seabirds are visitors at each low tide.

The Farmhouse is set in grounds of 4 acres, nesting in a valley next to the Dovey estuary. There are formal gardens shared by both properties that have ornamental ponds.

The farmhouse has a separate private garden which is completely fenced, making it dog proof. The farmhouse has a roof terrace with views over the estuary and adjoining lake.

The Gatehouse has a large open-plan, ground floor, featuring a luxury 'shaker style' kitchen, a beautiful oak dining table and lounge with electric fire, leather sofas and big TV.

* Rental rates for 8 guests are based on use of The Farmhouse only. For larger groups of between 9 - 12 the additional Gatehouse is included in the rental rates.

Accommodation

Within the main house there is an adjoining lounge and dining room with beamed ceilings, and the snug has a huge inglenook fireplace. The lounge is furnished with luxurious leather sofas and a matching chair, coffee and side tables, a large TV with freeview, and a CD/DVD player.
The dining room has a large oak table with leather chairs and an oak bench so that twelve guests can be seated. Off the lounge is a conservatory overlooking the well established garden.

The kitchen is situated at the rear of the property and enjoys a south westerly aspect overlooking a private garden and has views of the estuary. It is fitted with Shaker style units and has a double oven, 5 burner halogen hob, dishwasher, microwave and a large American style fridge/freezer. A washing machine and a dryer have been installed in the utility area of the hall.

A welsh oak staircase leads to the first floor incorporating three double bedrooms overlooking the front garden with side views of the estuary, and all have en-suite facilities, each bathroom having a bath with shower above.

Two of the bedrooms have two zip and link beds that can be made up as a super-king and a king-size. The third bedroom has a king-size bed. There is also a sofa bed in the snug that can be made up upon request.

A decked terrace furnished with all weather rattan style sofas and a coffee table is accessed from the landing. This has wonderful views of the estuary and the neighbouring fishing lake.
The Gatehouse is a separate building at the entrance to the grounds, a short distance from the Farmhouse. It has a large open plan lounge/dining/kitchen area with a high vaulted ceiling, two bedrooms, spa bathroom, and a utility room with a separate toilet. 
The luxury fitted kitchen has Shaker style units and is equipped with an electric oven, halogen hob, fridge/freezer, dishwasher, and a microwave.
The dining area has an oak table and four chairs, and the lounge has a pebble flame effect electric fire, two luxurious leather sofas, a large TV, DVD player, and CD player.
The downstairs bathroom is fully tiled and has a spa bath with shower over, toilet, washbasin, and mirrored cabinet.
There is a further toilet and hand basin in the utility room next to the bathroom that incorporates a washer/dryer.
The main bedroom is off the lounge and has a very comfortable double leather “sleigh” bed, bedside tables with lamps, a wardrobe, and a dressing table with mirror.
The second bedroom, known as “The Captain’s Room” as it has porthole windows, has two twin beds that can be zipped together to make a king-size bed upon request. There are two glass-fronted hanging cupboards, a chest of drawers with mirror and a bedside table. This is a very bright, sunny room as it has three velux windows, all with black-out blinds.
Please note that although the Farmhouse has a private garden that is very secure and child and dog 'safe', the garden shared with the Gatehouse has two ornamental ponds where children must be supervised.
