Located in Newton, just above Mumbles, there is a local pub and a convenience store within a 2-minute walk. Mumbles can be reached on foot in just over 10 minutes.

Langland Bay and Caswell Bay can both be reached in 10-15 minutes on foot.

Accommodation

Ground Floor: Enter into the open-plan lounge/dining room.

Reception/Dining Area: 2-seat sofa, 2 x armchair and a chaise lounge, wall-mounted Smart TV and coffee table. The dining area has a table and chairs for 6 and 'hole in the wall' gas fire.

Kitchen: Oak worktops, double oven and hob, fridge/freezer, dishwasher and a washing machine which can be found in the utility cupboard under the stairs.

Shower Room: Fully tiled and is a full wet room with basin, shower and WC.

First Floor

Master Bedroom: King size bed, mirror fronted wardrobe and wall mounted TV with DVD player.

Bedroom 2: Double bed and a TV with DVD player.

Bedroom 3: Single bed, shelf with hanging space and a wall mounted TV with DVD player.

Cloakroom: Basin with WC.

External: Long rear garden with paved area and decking with garden furniture and hot tub (with outdoor shower).
