Blaen-y-Wawr is a spacious bungalow 3 miles south of the village of Nebo and just 7 miles from the coast at Aberaeron. The bungalow sits in extensive, well-maintained, enclosed lawned gardens with garden furniture; the grounds are shared with the adjoining annexe, but with some trees to screen separate garden areas.

The accommodation comprises a large sitting room with electric fire, FreeSat TV and DVD player, and a fitted kitchen/diner with Freeview TV, leading through to a utility room with gas cooker, washing machine and fridge/freezer. There are three spacious bedrooms (two doubles and one with twin beds and full-sized bunk beds), a bath/shower room and cloakroom with WC and basin. There is oil-fired central heating and, as mobile coverage is weak in the area, a telephone is available for incoming calls.

This is a peaceful rural location, close to a Red Kite feeding station; excellent birdwatching, walks from the door, local lake and river fishing. It is just 7 miles to the picturesque Georgian seaside town of Aberaeron with its harbour and sailing, and there are other sandy beaches and pretty town along the coast. It is an easy drive north along the coast to Aberystwyth, inland to Devil's Bridge (waterfalls and woodland walks), and the Rheidol Steam Railway. This is a good location for exploring the West Wales Coast and countryside.
