Ger-y-Bryn is a neat, detached, chalet-style bungalow in enclosed lawned gardens, situated behind the dunes at Ynyslas, on the Dyfi estuary, 2 miles north of Borth and 8.5 miles from Aberystywth, on the West Wales coast. The bungalow is sheltered from the sea by the dunes of the historic Ynyslas and Borth golf course, but it is only about 500 metres, mostly by footpath, to the beach, and 0.75 miles down the no-through road to the Ynyslas rspb Nature Reserve on the Dyfi estuary.

The bungalow has an open plan living room with comfortable seating for four, electric stove in the fireplace, small flatscreen TV and DVD/CD player. The kitchen/dining area includes a fridge/freezer, dining table and four chairs. There are three bedrooms, each with built-in wardrobe/storage - a spacious double bedroom, a more compact double and a twin. The bathroom incorporates an electric shower over the bath. Heating is by free-standing and wall-mounted electric heaters, and electric stove. Outside there are enclosed lawned gardens to front and rear, with gravelled parking and a car port, ideal for storing bikes and beach gear under cover. The rear garden has sun loungers and patio furniture, and is quite private.

Ynyslas is on the dunes to the south of the Dyfi estuary, with an rspb Nature Reserve and historic golf course.  Nearby Borth, 2-3 miles away, has a mainline railway station, Animalarium visitor centre, small supermarkets, pubs, cafes and takeaways. To the south is Aberystwyth, 8.5 miles, for beach, pier and promenade, leisure centre, cinema and range of shops and eating places. To the north is the historic market town of Machynlleth, 12.5 miles away, at the southern end of the Snowdonia National Park. The Dyfi Osprey Project and Ynis-Hir rspb sanctuary, 7.5 miles; Waterfall and Artists' Valley, Furnace, 6.5 miles.  Excellent walking on coast path, cliff walk from Borth to Clarach, and Glyndwr's Way from Machynlleth.
