    This lovely cottage has stunning views of the river and a great base for walking or cycling in surrounding countryside.
    Ground Floor:

    All on the ground floor.
    Living room: With wood burner and 32" Freeview TV.
    Dining room: With French doors leading to garden.
    Kitchen: With Aga, microwave, fridge/freezer and dishwasher.
    Bedroom 1: With kingsize bed and en-suite with shower cubicle, toilet and heated towel rail.
    Bedroom 2: With twin beds and en-suite with roll-top bath, shower attachment and toilet.
    Separate toilet.. Oil central heating, electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Cot and highchair available on request. Outhouse with washing machine and tumble dryer.
    Enclosed, lawned garden with sitting-out area and garden furniture. Hot tub (private). Bike store. Private parking for 2 cars. No smoking. Please note: There is a river, 100 yards away. There is a fenced off railway line at the rear of the property with a scheduled service between 8.30am and 8.30pm.
    The Holiday Cottage has Georgian windows and is full of character and charm throughout. As you enter the property there is a reception hall, and the kitchen is hand crafted with granite surfaces and a traditional oil powered Aga and is very well equipped with great views. The comfortable lounge has leather furniture wrapping around a wood burner, and there is a formal dining room with French doors leading to a patio. Outside, the property has a fully enclosed, lawned garden with a terrace area to take in the views.
    This stunning historic property is located just 8 miles north of Royal Dornoch with its spectacular beaches, and is only 3 miles from the popular town of Golspie with a selection of shops, restaurants and bars. The Holiday Cottage has breathtaking views over the Loch Fleet, and an abundance of walks from the front door. It is also perfect for cycling enthusiasts. Fishing is available just a short walk away (at cost), and a permit is required. Beach 4.6 miles. Shop, pub and restaurant 3 miles.

    "What a charming cottage, with beautiful views across the loch and all the autumn colours ablaze. Lots of outdoor fun to be had in the surrounding area, and we spent a lot of time on the beaches on our bikes, and even paddling - paddling, I say - in late October. We were needlessly concerned about being a bit cold. The Aga and wood burning stove meant we were very cosy and comfortable. Lots of space, lovely rooms and fresh towels and bedlinen. Every room immaculately clean and beautifully decorated. A well-equipped kitchen, enormous fridge freezer, cold storage room, dishwasher, washing machine, tumble dryer...I could go on. Decent wifi connection so we could check the weather and plan our days. Gill could not have done more to make sure we were happy - right down to offering advice for fun days out and where to eat. I am really struggling to say anything critical about the Sluicekeeper's cottage. The absolute worst I can say is, it might have been handy to have two more forks? ; ) And even that is an absolute stretch. I strongly recommend this fantastic cottage and its friendly, and very helpful owner."

    "The cottage was absolutely lovely, with everything you could possibly need. It was a very cosy property, with clearly a lot of time, love and care spent on decorating. It is arguably one of the best properties I have rented in Scotland. Being so close to the views across Loch Fleet makes for some spectacular scenery, and the nearby road was no issue at all! In fact, being so close to the road made for quick travel into the highlands and to the nearby Co-op in Golspie. We had a fantastic time exploring the local forests, beaches and historical landmarks - including Dunrobin Castle and the wonderful gardens. Those who appreciate highland walks should make sure to visit Loch Brora, Loch Fleet, Balblair Forest (including mountain bike trails) and the Falls of Shin. If you are willing to travel further afield, make sure to visit Durness (via Laxford Brae), including Smoo Cave and the beautiful beaches of Balnakiel Bay. Overall, we had an amazing time in a beautiful property."

    "The approach to this cottage certainly lived up to our expectations! Loads of character & very homely. We were welcomed by our host, who kindly showed us around & was happy for us to contact her for any tips on the local area. Great communication before, during & after our stay.The cottage is well equipped, with everything you could need including a log fire, 4k TV & a seperate laundry . We found the wi-fi excellent & were able to attend zoom meetings etc without any signal problems. Both bedrooms are en-suite, so if you holidayed with another couple, there was plenty of privacy as they were at different sides of the cottage. The setting here is beautiful, we saw seal pups on Loch Fleet, along with numerous sea birds & even a red squirrel. There are so many beautiful places to visit nearby, such as beaches in Golspie, Dornoch & our favourite was Nairn. Plenty of supermarkets in Tain (less than 20 mins drive away) plus a small co-op in Golspie. This cottage was a great base to holiday from, yes you will need a car/motorbike for sure, as its tucked away down a wide lane just off the A9. We found it easily, plenty of parking nearby too.The Holiday Cottage was a lovely place to stay and we had a great week here."

    "Had an amazing time at this beautiful little cottage, everything you need is there and had wonderful views of local scenery and wildlife. Although near to the road this was never an issue and was easy to access the beautiful countryside. The most comfortable bed we have ever slept in. Gill was a great host and was easy to get in contact with, will definitely be back."

    "Sluice keepers cottage is amazing, it sits on the edge of the river Fleet and loch Fleet a designated wildlife reserve.Our stay was made perfect by Gill, the owner, nothing was too much trouble and she was the perfect host.You will need a car to fully appreciate the surroundings which are breathtaking. We managed to see quite a bit but you will never see it all.Dornoch has a beautiful sandy beach and plenty to see and do. Golspie is a small village with shops and a fish and chip shop about 4 miles from the cottage.I would recommend a visit very highly you will not be disappointed.The railway line runs to the rear of the cottage but seriously it's no issue, local train and the odd logging train pass by."
