Bedroom 1: Super king size bed which can be made into twin beds (please specify your preference at the time of booking) and En-Suite Shower Room with shower cubicle, washbasin and wc.
Bedroom 2: Twin beds which can be made into a super king size bed (please specify your preference at the time of booking).
Bathroom: Bath, shower cubicle, washbasin and wc.
Communal Barn: 50 inch TV with games console, fridge freezer, dining table for 12 guests, card table, pool table, table football, books and games, soft furnishings.
Outside Area: Private gravelled garden with table and chairs. Communal garden with large pond where children must be supervised.
Parking: Private for one car.
Heating: Underfloor heating.
Pets: One well-behaved pet welcome.
Notes: Wi-Fi and towels provided. Travel cot and highchair available to use. Please be aware there is a pond within the grounds therefore children should be supervised at all times.
Security Deposit: A £100 security deposit is required four weeks prior to your holiday.
South of Bungay on the Suffolk side of the river is a handful of small villages known locally as 'The Saints'. It is here that All Saints South Elmham lies with its wealth of open countryside. South of the curiously named St Cross South Elmham stands South Elmham Hall, a 16th century farmhouse which is now used as an events venue. Just on the outskirts of All Saints South Elmham is The Rumburgh Buck - an award winning pub popular with locals and visitors alike. All Saints South Elmham has two better-known neighbouring locations including the market town of Halesworth and Bungay both of which are approximately five miles away as well as having the popular seaside town of Southwold just fourteen miles away and the Beccles broads close by. If you're into local ales and wine local must-see attractions include St Peter's Brewery and Barrell and Sellers breweries as well as Valley Farm vineyard. All Saints South Elmham provides the perfect base for a family holiday and for those looking to do some sightseeing, bird watching and fishing.
