This Suffolk Cottage Holiday Property: It is hard to date the properties around Market Hill, Woodbridge. Many are much older than their facades suggest and with the Shire Hall to one side and Thomas Seckford's House to the other, Church Close almost certainly dates back to the Elizabethan period or earlier. Exposed beams and the occasional low doorway combine with spacious and well proportioned rooms, which were obviously built for entertaining. Beautifully decorated throughout, the current owners have upgraded the appartment to reflect both their love of cooking and interest in books and art. There is a superb collection of prints and pictures and several wonderful sculptures in the house.

Today Church Close boasts two lovely double bedrooms (both with en suite bathrooms), a delightful sitting room complete with log burning stove and views down towards the river, and a kitchen that is again both spacious and well equipped - a place in which anyone would be happy to cook and eat. Church Close takes up the right hand side of what was once a much bigger town house and shares an outer door with the neighbouring property. Daily or mid-stay cleans can be arranged.

The grounds: A gate leads from Market Hill to the front door of the property, surrounded by delightful planting which provides year round colour. To one side of the property is a sheltered outside dining area with table and chairs, An unfenced lawn leads down to the church yard and the church of St Mary's, Woodbridge.

Ideal for: One or two couples with a desire for a relaxing break in historic surroundings. In the very heart of the wonderful old centre of Woodbridge, the immediate neighbourhood is made up of fascinating ancient buildings, including St Mary's Church, Thomas Seckford's house, the alms houses and of course The Shire Hall. Several very fine restaurants are within short reach, and with a super choice of organic local produce just a five minute walk away, this is the perfect holiday property for anyone with an interest in food.

Church Close's proximity to the town's marvellous selection of shops, traditional pubs and wonderful restaurants, theatre/cinema and delightful river make it a place to visit time and again. Situated on the banks of the River Deben just a mile from Sutton Hoo and the Sandlings (rare and wildlife rich heathlands, which stretch all the way to the coast at Bawdsey on Suffolk's heritage coast), Woodbridge is the ideal centre from which to explore the Suffolk coast and countryside.

This is a great location for walkers, cyclists and anyone with an interest in boats - there are sailing, cruising and canoe clubs in Woodbridge as well as a super boating lake - the experts are there at the weekend! Take a gentle stroll along Woodbridge's glorious river bank to Kyson Point, or stride out across the heaths to Sutton.

Despite its proximity to rail links to London, Norwich and Cambridge, Woodbridge still retains that pleasant sleepy feel which pervades the Suffolk coast.

Please note that whilst teenagers are most welcome to accompany their parents, Church Close is not suitable for children under the age of 12.
