The house was formerly 2 Duchy cottages, converted into one very large main house. The house has a wonderful farmhouse feel with its spacious living areas boasting a wealth of character, including some exposed stone walls, multi fuel stove, beams and countryside views. Downstairs entrance porch with exposed stone walls and tiled floor. Large hallway with exposed stone walls, stairs leading up to the second floor. Downstairs: Huge lounge/diner with comfortable leather seating, large flatscreen tv, dvd, multi fuel stove, french doors to a large sun lounge, leading directly out onto the large enclosed lawn gardens, patio area for bar-b-cues. Good size farmhouse style kitchen with all the usual extras. Day room providing additional space for the children. Downstairs cloaks/utility area. Upstairs there are 2 double bedrooms - 1 with en suite shower room or there is another door leading into the shower room so this can be used independently rather than with the bedroom, 1 king size bedroom and 2 twin bedrooms. Family bathroom. Large lawn and enclosed gardens, graveled driveway offering parking for several vehicles, including boat/bike/canoe storage if required. Heated swimming pool and bar open to non residents of nearby holiday park - within a 5 min walk. Saturday TO saturday changeover applies. Sleeps UP TO 10.

Ideally and conveniently located on the road a couple minutes drive from Looe and on the way to Polperro. The location means that you are within quick and easy access to wherever you want to visit - be it Talland Bay just a couple of minutes drive away, Polperro the smaller fishing village 3 min drive, Truro city - 1 hour 15 mins drive, Eden Project 45 mins drive, city of Plymouth 40 mins drive. For those wishing to be conveniently close to Looe, yet away "from the madding crowd", this house is a must to be considered. In either direction from the house, you have mile upon mile of coastline to explore, it truly is a haven when considering an ideally located base, coupled with huge accommodation for larger families - or even smaller ones enjoying the spacious surroundings. Bus stop yards from the house, and a 15/20 minute walk into Looe.

Dining FacilitiesDining table and seating for 6 in the large lounge with additional seating in the kitchen by way of breakfast bar for 2. There is a also a large pine table in the sun lounge with seating for 4 enabling a large party to still remain eating "together" although in 2 different rooms as the sun lounge leads out directly from the main lounge.
KitchenGood size farmhouse style kitchen with electric range cooker with 5 ceramic hobs, large oven/grill and separate smaller oven. Large larder style 50/50 fridge/freezer. Flat screen tv. Dishwasher and microwave. Washing machine and tumble dryer just off the kitchen within the cloaks/utility area.
Bedrooms5 bedrooms. 1 king size bedroom with fitted wardrobes and chest of drawers. 1 double bedroom with fitted wardrobes and chest of drawers, view over the gardens. 2 x twin bedrooms - both with 3 feet single beds - 1 with views over the gardens, large chest of drawers, wall hung hanging rail flat screen tv/dvd. Additional twin bedroom - chest of drawers and 2 x bedside cabinets - there is no wardrobe in this room. 1 double bedroom with flatscreen tv, and ensuite shower room with shower cubicle, wash hand basin and w.c. The en suite has 2 doors leading to it, so if the bedroom is not used this becomes an additional upstairs shower room. Hair dryers provided in all of the bedrooms. .

Additional FeaturesShort breaks out of season charged at £175.00 per night - min 3 night stay applies. Swimming at Tencreek Holiday Park - costs: Adults £4.00, Children up to the age of 16 £3.00 and children under 4 are free. Note: although the property is close to Tencreek Holiday Park - it is separated by a road and field - therefore, there is no noise interference from the park. If the 5th bedroom is required there is an additional charge of £100.00 on the rental tariff shown applicable. Please state on the reservation form is this room is required.

OutsideLarge lawn gardens directly leading out from the lounge - via the sun lounge, enclosed, fenced and gated. There is a concrete patio area just outside the sun lounge where you can sit out. Gas bar-b-cue provided. Guests to provide their own gas if it runs out. Heated swimming pool for non residents at a holiday park just a 5 minute walk or a minute drive. Plenty of table/seating outside, parasol etc. Rotary washing line.

Additional InformationThere is an adjoining property where the owners reside and they have been very mindful to provide guests with much privacy and space and ensuring neither property overlooks each other. There are no shared aspects to this property. There are no key/coin meters, therefore all utilities fall within the rental tariff. There is a £100.00 returnable cleaning/breakages deposit applicable in addition to the rental.
A fully refundable security deposit may apply to this property to cover potential damages.
