This 17th century mid-terrace cottage is crammed full of character features and ideally located to enjoy the beautiful mid-Sussex surroundings.

On entering Little Dormers you immediately feel welcome with homely touches throughout and a lovely decor which complements the history of the cottage. The lounge has two large comfortable sofas which face the delightful open wood fire which is perfect to enjoy on a cooler evening. For entertainment, there is a television with Freeview channels and Wifi throughout. There is also a dining table for four available in the living area.

The separate kitchen leads on from the living room and is equipped with a full oven, hob, fridge/freezer and dishwasher. The family bathroom is accessed through the kitchen and has a full bath with telephone shower attachment, WC and basin.

You access the first floor via the original wooden staircase, whereupon you enter the principal bedroom which has a king size cast iron bed. This room is double aspect with stunning views over the rear garden to the countryside beyond from the dressing table area. There is a cloakroom en suite to this room.

A second staircase brings you to the top floor with the second bedroom which is furnished with a single bed and additional trundle bed. Again dual aspect with stunning views over the rear. There is a useful washbasin available for these guests. Please note that access to this bedroom is through the principal bedroom.

The rear outside garden is a wonderful space to enjoy the surrounding with a lawned area and established hedges and bushes. There are footpaths from the rear garden to the pathways and bridleways that surround this lovely town.

Please note that, as this is a charming period property, there are uneven floors in places and the staircases are fairly steep with narrow treads.

Cuckfield and beyond

Cuckfield is one of the prettiest small towns in Sussex, full of beautifully kept old buildings and an attractive main street with independent shops and tea rooms. The Cuckfield Museum is worth a visit as it showcases the history of the town as an old coaching station and, if you're looking for a lovely place to sit and take in a great view, the well-kept churchyard of Holy Trinity Church takes some beating.

Less than ten minutes from Cuckfield and you can visit the impressive Borde Hill Gardens which offer outstanding views across 200 acres of Grade II listed parkland and woodland. Borde Hill combines outstanding scenery with tranquil outdoor garden rooms, including the delightful Azalea Ring and Rhododendron gardens, fragrant Rose Garden and scenic Italian Garden, plus subtropical dells and ruins of old potting sheds.

Less than five miles from Little Dormers is the Ardingly Reservoir which is set in an area of outstanding natural beauty in the heart of West Sussex. The reservoir is home to a first-class sailing school as well as offering windsurfing and canoeing. Ardingly is also home to a great number of bird species for keen bird watchers and the Kingfisher nature trail offers a tranquil walk for those who like to experience the great outdoors.

Access to and from this part of mid Sussex is excellent with other gardens such as Nymans and High Beeches just a few miles to the north and Wakehurst Place with its close association with Kew is within a fifteen minute drive to the east. With good communication links to Brighton, both the south coast and the South Downs are a short distance away while a day trip to London by rail is so easy from nearby Haywards Heath.

For steam enthusiasts The Bluebell Railway is a few miles beyond Haywards Heath, with trains running at weekends throughout the year, and daily services in the spring, summer and autumn months. If golf is your chosen form of relaxation the Cuckfield Golf Centre is close by, and offers visitors the opportunity to play nine or eighteen holes in the beautiful Wealden countryside.
