About this property

A lovely cottage for two close to the South Downs and Sussex Weald – ideal for walkers and cyclists

Little Lock Cottage is adjacent to its owners’ house in the midst of an arable estate and one mile down a private lane serving the farm and the cottages and houses located around it. There is an open plan sitting room and kitchen on the ground floor, with French windows opening out onto a sunny south facing patio area. Upstairs the cottage has a bedroom with a 5' wide double bed. This bed can be split to form two small single beds 2' 6" wide which are recommended as best suited to children. Also upstairs there is a second sitting room/study, and a shower room. All of the upstairs rooms have sloping ceilings and dormer windows giving a very cottagey feel. The upstairs sitting room and bedroom are both dual aspect and very bright and welcoming. This is an ideal cottage for keen walkers and cyclists, being surrounded by bridle paths and footpaths, and within a very short distance of the Downs Link long distance path between Guildford and Shoreham. There is an outside tap for hosing off bicycles after any muddy outings, and secure storage is available for them in one of the owners’ garages.

The patio outside the sitting room has a table and chairs for enjoying outside meals and barbecues, and a Lutyens designed bench for relaxing in the sun. Although this area is close to the owners’ house it is well screened and offers seclusion.

Partridge Green and beyond

Little Lock Cottage is very centrally situated to enjoy a lot of Sussex. West Grinstead Station on the old railway line between Horsham and Shoreham-by-Sea is now part of the Downs Link. It features a railway carriage just beyond the old platform that displays information on the local nature and wildlife in the area. The Downs Link offers excellent walking and cycling opportunities and if you head south from the old station you will soon enjoy beautiful views of the South Downs as you head towards the market towns of Henfield and Steyning.

The South Downs are within easy reach and the popular vantage points of Chanctonbury and Cissbury Rings are due south from Little Lock Cottage. They are both Iron Age hill forts although Chanctonbury Ring is the more famous of the two because of its ring of beech trees originally planted in 1760. To walk between the two rings is a distance of about three miles providing wonderful views over the Downs and out to sea while on clear days Chichester and the Isle of Wight are easily visible from Cissbury Ring.

Heading north the market town of Horsham has good shops and restaurants to suit all tastes. It has retained much of its heritage with fine architecture on view, in particular along the Causeway which is lined with medieval homes that lead to the parish church of St Mary’s, while the Carfax originally a meeting of four ways is now a relaxing place to stop and enjoy a coffee.

There are historic houses and gardens nearby including Parham House and Gardens, Nymans Gardens, High Beeches and Wakehurst Place. Wakehurst Place is an outstanding botanical garden with the world's largest seed conservation project, leased and run by the Royal Botanical Gardens, Kew.
