On entering this beautiful character home you immediately feel a sense of relaxation. On the ground floor there is a beautifully light lounge with full length doors which open on to the extensive, well-kept gardens. With two generous, comfortable sofas and a full size piano you can tinkle the ivories or just relax in front of the open wood fire after a day of exploring the local area.

The warm and welcoming kitchen is a perfect place to prepare a meal on the traditional Aga or just enjoy a morning brew watching the woodland wildlife in the gardens and, if you're lucky, you might be able to spot the Albino deer that are in the field beyond! Leading on from here you will find the separate dining room perfect for that special family meal offering flexibility with access to the outside seating area for a summer evening BBQ or pre-dinner drinks.

Also, on the ground floor, there is a useful utility area, a boot room and wc.

Accessed by the entrance hall staircase, you find the four bedrooms all with picturesque views over the gardens and the countryside beyond. There are two spacious bedrooms with superking double beds, a twin bedded room and a bunk bedded room ideal for the younger members of the party. Two well equipped bathrooms are available on this floor, one offering a large corner shower cubicle and the other a full bath.

There is easy parking for four cars within the private gates of the property.

Mannings Heath and beyond

In the heart of the Sussex Weald, Mannings Roost is perfectly positioned as a base to explore and sample the very best of Sussex. With established walks available across the countryside from the doorstep as well the infamous South Downs Way, Devils Dyke and Buchan Country Park a short drive away, it could not be better located for walkers and lovers of the countryside. Surrounding the Mannings Heath area, St Leonard's Forest is the most westerly remaining of the large forests which once formed a continuous tract across the central Wealden ridge of Sussex. Iron smelting was carried out in the Weald, and Sussex had the ingredients required — easily obtainable iron ore, timber and water. Known as 'hammer ponds' these ponds can be seen around Mannings Heath and nearby Bucks Head. Today they appear as picturesque lakes within a wooded setting while the forest is now a patchwork of woodlands and heath covering 12 square miles affording many excellent walking opportunities.

Although situated in a rural and peaceful location, it is just three miles from the bustling market town of Horsham which is rich in history and architectural design and boasts a superb variety of shops, restaurants and bars. The Causeway in the town is a beautiful tranquil tree lined street of medieval houses that lead to the parish church of St Mary's. The Carfax is at the very heart of the town with open air cafes, bandstand music and street markets and the Saturday market features a large variety of stalls across the town and is worth calling in to see.

Enjoy the prestigious Mannings Heath Golf Club nearby, nestled in the rolling hills of the West Sussex countryside, there’s not one but two outstanding courses, as well as two putting greens, practice range, indoor teaching facility and a fully stocked pro shop. If golfing isn't for you, then why not sit back and enjoy the fine dining at the restaurant or a high tea with live jazz in the afternoon?

One of the National Trust's premier gardens, Nymans is just four miles from here and has views stretching out across the Sussex Weald. From vibrantly colourful summer borders, to the tranquillity of ancient woodland, Nymans is a place of experimentation with constantly evolving planting designs and a rare and unusual plant collection. Every day there are guided walks and talks in the garden and woods, a small gallery in the house with changing exhibitions for every season, a secondhand bookshop, shop tastings and mobility tours of the garden and woods.

High Beeches Garden is home to a plant collection that includes specimens from many parts of the world. It's a hidden gem in the High Weald of West Sussex. A botanical treasure trove and classic English idyll make it one of the finest gardens in the South East and as it is just a short drive from Mannings Roost, it is a glorious day out not to be missed.
