This spacious country farmhouse dates back to 1300. It's set in the heart of the South Downs National Park in one of the most beautiful areas within the Park boundary. The Downs are literally on the doorstep with miles of public footpath to explore deep into the countryside.

Manor Farm House will comfortably sleep twelve guests in six very well appointed bedrooms. It has been completely renovated and is superbly presented. The walled garden and the sheer array of plants and colour on display through the season make this feel a private and special setting to savour.

The enormous farmhouse kitchen is well equipped with a fan oven, four oven Aga, five burner gas hob, large dishwasher, drinks fridge, American style fridge/freezer and microwave. There is a raised dining area, which has seating for up to 14 people, perfect for entertaining and supper parties. The adjacent utility room has a washing machine, drying rack and ironing facilities. This room is essentially a boot room with plenty of hanging space for coats and boots after a muddy walk, dogs are also welcome in this room and a basket is provided but not elsewhere in the farmhouse. A downstairs cloakroom is also located off the kitchen area.

The kitchen is fully equipped, so should you wish to be served a special meal to celebrate that special occasion a private chef that can be arranged for you serving a three-course dinner with coffee and petit fours.

On the ground floor there is a snug room with a large TV and DVD player, together with speakers for guests to plug in and enjoy their own music. There is a large formal sitting room that has access onto the terraced area of the garden. A large bedroom with five-foot king-sized bed is also located on the ground floor.

There are two staircases taking guests to the first floor where there are five bedrooms all with five foot king sized beds, one of these can be made into a twin bedroom with 2' 6" single beds that are best suited for children if needed. Two of the bedrooms have shower and bath ensuites and one has a shower room. There is a large family bathroom comprising a large walk in shower and a full size bath. There are televisions with DVD players in all of the bedrooms.

Duncton and beyond

Duncton village nestles at the foot of the South Downs beneath Duncton Hill. Take in the vantage point from the hill, where there are uninterupted views north across the Sussex Weald towards Blackdown, the highest point within the South Downs National Park and then beyond to the North Downs.

The house is only a ten minute drive to the historic town of Petworth with its selection of antique shops and tea rooms. The town is most famous for Petworth House and Park. The house contains the largest display of Turner paintings outside London while the park is the design of Capability Brown. Both come under the control of The National Trust.

To the south within a twenty minute drive is the cathedral city of Chichester. It has played a key role in the affairs of Sussex since at least Roman times. The city has broad streets that are packed with listed buildings headed by the towering presence of the cathedral.

The city centre is neatly enclosed within the ancient city walls, which helps to make Chichester compact and pleasant to explore on foot. It is a cosmopolitan, vibrant and friendly city proudly combining two thousand years of heritage with a lively lifestyle. A trip to the Chichester Festival Theatre close to the centre is worth considering since it is famous for the quality of theatre production many of which premiere here before moving on to the London theatre scene. For the film buff the cinema complex and nearby restaurants to the south of the city also make for an enjoyable evening out.
