Set next to a beautifully kept and manicured rose garden, this attractive first floor holiday apartment is situated in the grounds of the Owners' main residence in the quintessentially English village of Warningcamp.

After entering the apartment entrance on the ground floor, you will ascend the stairs to the spacious landing area leading to the bathroom. This is equipped with a full sized bath and hand held shower. The fully fitted kitchen has all the modern conveniences you would expect along with a dining table and chairs. This then leads onto the relaxing lounge area with comfortable armchairs and sofa to relax in after your day's excursions. The two well appointed bedrooms both have king-size double beds and a relaxing decor. The apartment is reached by a gated gravel driveway which provides parking for two cars in front.

The rose garden is for the exclusive use of the guests and is complete with a lovely summerhouse which provides a perfect setting for an evening glass of wine or a spot of afternoon tea. There is also a fenced area available at the front of Sefton Cottage with seating and an adorable Wendy House for younger guests enjoyment.

This lovely countryside setting is perfect for walkers, a relaxing weekend break for adults or, alternatively, a family friendly break.

Warningcamp and beyond

Sefton Cottage is located in the beautiful countryside village of Warningcamp close to Arundel town, which can be reached by either a delightful 20 minute walk along a footpath beside the River Arun or a 5 minute car journey. Just 100 metres from the front door, you will find public bridleways that will take you through to the riverside of the Arun and across to Arundel or upwards to the elevated villages of Burpham and Wepham with their wonderful views of the South Downs and beyond..

Arundel sits between the South Downs National Park and the Sussex coastline. It is a historic market town dominated by the symbolic castle and the rising spire of the cathedral. It offers a plethora of craft and antique shops as well as restaurants and tea rooms. It's a great place to wander and just enjoy the streets lined with Georgian and Victorian buildings. Arundel Castle is the seat of the Duke of Norfolk and is set in 40 acres of sweeping grounds and gardens. The castle has been seasonally open to visitors for nearly 200 years. It is one of the great treasure houses of England and is home to priceless works of art in stunning rooms. The 11th Century Keep has amazing views over Arundel, the South Downs and towards the Sussex coast. There are 131 steps to climb in order to get to the top, and it's well worth the effort.

Warningcamp is situated on the edges of the River Arun which winds its way around Arundel and is a magnet for wildlife. With more than 60 acres of ponds, lakes and reed beds, Arundel Wildfowl and Wetland Trust attracts some of the world's most spectacular ducks, geese and swans.

Further afield, Arundel is well placed for the coast. Climping Beach and Littlehampton's West Beach are only a short drive away.

Goodwood and Fontwell racecourses are nearby along with the cathedral city of Chichester with its excellent Festival Theatre noted for not only the quality of productions but also the fact many world premieres are featured as well.
