About this property

This delightful 15th Century Sussex flint cottage nestles in the tiny hamlet of Clapham West Sussex and is right on the southern slopes of the South Downs

This beautiful thatched cottage is a holiday maker’s paradise with its wealth of tradition and unusual features. Hall House comprises two 15th century cottages that have been combined and extensively restored by Sussex Heritage Trust with financial assistance from English Heritage, the Architectural Heritage Trust Fund, Arun District Council and other smaller charities. Using much of the original materials and utilizing many of the traditional building techniques, the renovation earned a 20th century design award from the Arun District Conservation Area Advisory Committee.

Features include the original copper for washing, part of the bread oven and multiple wattle and daub panels, some of which have remained in their original condition for more than 200 years. While Hall House contains much of the character of the original cottages, it now offers the conveniences of modern day living.

This cottage has three staircases, one to each bedroom! It just adds to its charm and unusual character here. Two of these bedrooms are fitted with double beds while the third bedroom has twin beds. There are two bathrooms - a shower room on the ground floor while the other is a ‘Jack and Jill’ arrangement found between two of the bedrooms, which has a bath and shower attachment. Being a traditional cottage the doorways to this bathroom are low, so anyone who is not particularly nimble may experience some difficulty.

Outside there is a quiet rear garden and patio area for guests enjoyment.

Clapham and beyond

Clapham Village is on the southern slopes of the South Downs and enjoys a great setting just where the Downs form a beautiful crescent shape at Long Furlong. From ‘The Street’ there are footpaths that open out to give fine views to the north across the National Park.

Just across the Arun valley to the west there is the historic market town of Arundel dominated by the symbolic castle and the rising spire of the cathedral. It offers a plethora of craft and antique shops as well as restaurants and tearooms. It’s a great place to wander and just enjoy its hospitality.

Arundel Castle is the seat of the Dukes of Norfolk and is set in 40 acres of sweeping grounds and gardens. The castle has been seasonally open to visitors for nearly 200 years. It is one of the great treasure houses of England and is home to priceless works of art in stunning rooms. Climbing the 131 steps to the Keep, which dates from the 11th century, to take in the views over Arundel and The South Downs is definitely worth the effort.

The River Arun winds its way around the town and is a magnet for wildlife. With more than 60 acres of ponds, lakes and reed beds, Arundel Wildfowl and Wetlands Trust attracts some of the most spectacular ducks, geese and swans. The best way to enjoy the river is on a river cruise stopping off at the Black Rabbit pub or proceeding further north where the river hugs the scarp wooded slope at the foot of the Downs before reaching Amberley.

Hall House is also well placed for the coast. Climping Beach and Littlehampton’s West Beach are only a short drive away. This is a beautiful unspoilt length of beach of Special Scientific Interest and at the eastern end beside the mouth of the River Arun is the West Beach Café built by local craftsmen using materials sourced locally. It is worth a visit, the fish and chips come highly recommended!

Goodwood and Fontwell racecourses are nearby along with the cathedral city of Chichester with its excellent Festival Theatre noted for not only the quality of productions but also the fact many world premieres are featured as well.
