    This 19th-century, detached holiday cottage enjoys a peaceful setting amongst acres of woodland and features a large garden and complete privacy. Northend is a village that straddles the border of the counties of Buckinghamshire and Oxfordshire, just 3 miles from the small market town of Watlington. Ideal for walkers: being set in the Chiltern Hills, an Area of Outstanding Natural Beauty, it benefits from The Chiltern Way (55 yards away), and the Ridgeway. There is also the Oxfordshire Way, a long distance footpath passing through Christmas Common on its route between Bourton-on-the-Water and Henley-on-Thames, and crossing another famous walking route, the ancient Icknield Way which follows the line of the Chilterns. The surrounding beech woods and local rights of way are popular with walkers, cyclists, horse riders and birdwatchers, and the area is a good place to see red kites. Only 7 miles from Henley-on-Thames, a historic market town situated on a picturesque stretch of the River Thames and home to the world-famous Henley Regatta. Attractions nearby include Stonor Park, with its private deer park and 12th century chapel, Nuffield Place, which was the home of William Morris, and the Hell Fire Caves, which are dug into a chalk hillside. Chinnor and Princes Risborough steam railway and Greys Court (NT) are both within easy reach. Blenheim Palace and Hampton Court Palace can be reached within an hour, as can most of west and west-central London. This is a perfect base for touring the sights and cities of Royal Berkshire, as well as the beautiful university town of Oxford. Shop 3 miles and pub 1 mile.

    "There is a large patch of damp on the roof of the main bedroom. 5 out of the7 members of our party came down with a terrible cough while staying here. We had to wash everything in our cases when we got home as everything smelt like a bag of old potatoes ( it smelt of the house). Beautiful garden and location but overall not good."

    "We enjoyed our week, lovely location, nice and quiet, lots of wild life. We turned into the track leading to the house one evening and a family of deer were crossing the track! The house was very clean and well equipped, the internet signal was not very good but we were already aware of this. The only thing I was surprised about was that the house has four bedrooms and all of the rooms have double beds, being somewhere suitable for a family I would have expected at least one to have had twin beds. The location was ideal for getting to two places we wanted to visit, Windsor and Bletchley Park."

    "The property was well equipped and had a large garden for the children to play in. One issue we had was the dishwasher was not fitted properly so when you opened the top draw the whole unit tipped which was very dangerous."

    "Pierceys is a beautiful house in a fantastic location, fabulous walks right on the doorstep. Unfortunately when we arrived the house was absolutely freezing and took 24hrs to warm up. There was only one pillow per person, no spares, only one large bath towel per couple, and one room did not have curtains on one of the windows.Although adequate the house was not as clean as we would have expected, there were pubic hairs in the shower, dried tomato pips on the kitchen work surface, and dirt around the edges of the carpet and skirting boards.This house is not worth the 4 star rating but could be if a bit of money was spent on improving it."

    "Lovely house for meeting up with family and friends. We were a party of 8 adults. Unfortunately we were unlucky as when we stayed the boiler and dishwasher were broken and there was only enough hot water for 2 persons. This meant for a very cold weekend. We tried to make the best of a bad situation but nothing was able to be rectified. Other points to bear in mind are that you only get one pillow per person and also have to share large towels. The area is very beautiful and we had some lovely countryside walks. Wifi worked well but some of our party missed a large tv. There was a lack of advertising for things to do, local area of interest etc compared with all the other cottages we have stayed in. In the details it states a welcome pack is provided but this is an instruction manual rather than a basket of goodies. Because of our bad luck we would not be returning. Cottages4you handled our problems well over the weekend and this would not put us off booking with them again. "

    "We very much enjoyed our stay at Pierceys. It is in a superb spot, and close to lots of lovely walks. The house was ideal for meeting up with old college friends. Cosy log fire. However the hot water system was not up to heating water for 8. We never managed to get a whole bath worth. Lighting a bit dim for reading. But otherwise very good and we all enjoyed it. We all wished we could have stayed longer."

    "We had a very nice stay in Pierceys. The kitchen area was great for congregating and playing games - it was the biggest table we'd ever seen! It was a bit cold when we arrived, but soon warmed up once everything was on. We were a bit disappointed that there wasn't any firewood and we were two sets of towels short but other than that it was a nice stay although there are some areas which could do with some TLC. "

    "Booked this place for a weekend in November. Arrived to find it freezing cold (not only was the heating off, but all the radiators were shut off) and a dirty kitchen. The floor wasn't clean, the cutlery and crockery weren't clean, and there were unwashed things in the dishwasher. The shower worked only sometimes and the promised logs for the fire hadn't been provided.To be fair, the owner apologised and refunded some of our money. The location is great and the house is basically really good. We just felt it needs a bit more attention to the cleaning and general maintenance."

    " Lovely house and garden, very well equipped, just had problem with dishwasher, which with a party of 7, made a lot of unwanted washing up! Contacted the owner who was very helpful and will put a note in property to help future customers. No mobile signal for O2 users, but BT wifi.Peaceful location with good walking and cycling from the house, great kitchen for family meals and very useful having 2 sitting rooms.Was apprehensive about booking the property because of google earth images of property behind, but did not affect the stay whatsoever.Would be very happy to holiday here again."
