Anne Court: sleeps 12+2, 5 bedrooms, 1 family bathroom, 1 shower room, 2 reception rooms, enclosed extended gardens, ample parking. Family friendly with cot and high chair.
Ground Floor
Kitchen, perfect for the family, fully fitted with fridge/freezer, range cooker and electric Aga, butler sink, dishwasher and all the essentials for your stay. Breakfast table seating for 4. 

Utility area with a washing machine and dryer. 

Dining area, with tables and chairs for 12 guests. 

Drawing room, sofa and chair seating for 10 / 12 guests, feature fireplace, TV, DVD player. 
First Floor
Master bedroom (sleeps 3+1) king size double bed and a single bed with pull out bed making a double bed (please ensure the booking team are aware at time of booking).

Double room (sleeps 2) double bed, hanging space only. (snug and 4’6” bed).

Family room  (sleeps 3) double bed and a single bed with wardrobe (cot will be placed in this room)
Family shower room, with walk in shower and WC and basin.

    The main issue with the property is that there is no 'manual' for the house which meant a number of calls to the housekeeper. Having stayed at a number of holiday home rentals previously and in fact owning a holiday property I was surprised by this. As a result, we incurred the following issues;Towels - We were advised that towels were provided however there was no information regarding where these towels were kept; in a house the size of Anne Court it was difficult to know where to start to find them!WIFI - There was a wifi code noted on the blackboard in the kitchen however this was accidentally wiped off by a guest. I called the housekeeper and he did not know the wifi password or where the wifi router was so provided us with the owner's telephone number which went straight to answerphone all weekend without response to voicemails. As a result we were unable to connect to the internet which was extremely frustrating as a number of guest had 'No Service' and were unable to use their mobile phones - for personal and work purposes - meaning we had to drive to an wifi hotspot for service.Heating - The rooms were cold in the evening so we wanted to put the heating on. Again, because there was no manual we did not know how to do this or where the boiler was located. The housekeeper was able to help locate the heating but did not know how it worked.Oven - The oven was set to automatic which meant it did not turn on when twisting the dials. Having tried to figure how it worked ourselves we called the housekeeper who again had no idea how this worked. It was only by chance that a guest pressed the right combination of buttons that we got it to finally worked (but did delay dinner by a considerable time). There was another oven (an AGA) which also had no instructions and so we were unable to use.Local Area - Given the fact we had no mobile signal or internet, we were unable to research the local amenities such a the nearest supermarket and as such we had to ask a neighbour for advice. This information should be provided to guests.Noise - The church bells rung continuously from approx. 8.00 for well over an hour on the Sunday morning which caused great annoyance to all guests given the close proximity of the property. Whilst this is unavoidable, the owner must pre-warn guest of this.Water - The hot water ran out which is understandable given the size of the house and number of guest however at one point the water ran out completely. I'm not sure how or why this happened but information regarding the water system should be provided if it is likely to run out.I am extremely surprised that the owner has not compiled a 'house manual' for guests however in the absence of this, the owner must be contactable as much as possible to respond to queries or have a more informed housekeeper. These points caused significant disruption/frustration and I would not recommend Anne Court as a place to stay.

    The house was nice, however one of the beds did break on the first night of our stay and having looked at the bed, the wood was clearly rotten. This resulted in one of the guests hurting themselves and one couple then having to stay in separate beds. This did put a dampener on our stay. I have emailed Mulberry Cottages about this but have not heard anything back.
