This spacious light and airy accommodation in a large Gothic Victorian House.

You will find it to be very well equipped with almost everything you would find in your own home, to make this a great stay,

The Swimming Pool is set in a natural Sun trap and usually has the sun till late afternoon. Perfect for lounging (Shared but guests have sole use on a rota am/pm)

The house is set in the most idyllic location with stunning views up across the darwell valley, with its fields of deer and wildlife , whilst also looking down on the former home of Rudyard Kipling (Batemans).

As this was a family home, it is very well equipped with all you should need for a great stay.

Most of the light, airy rooms have wonderful views across the Darvel Valley, and down to the National Trust property of Batemans, owned by Rudyard Kipling. Set in a lovely rural location, but within a few minutes stroll into the village which is well equipped with 2 great pubs, post office, butchers, local food store and antique shop.

There is ample parking. For 6 cars.

The house offers the following accommodation;

Ground Floor;

The entrance vestibule leads into a large hallway, from which all rooms lead off from here. There is a cloakroom with plenty of hanging space for coats.

The large dining room is a classic Victorian red. There is ample seating for 18 down the long refectory tables. The room is decorated with tapestries and rugs.  Here you will also find a pool table for those competitions in the evening! 

French Doors lead from here out onto the veranda leading to a large private garden, with garden furniture . Lay boy hot tub can also be found here. Which is available for separate hire

There are two sitting rooms, both of which have bay fronted windows and bench seats, from which to enjoy the fabulous views.

The large family lounge has a great open fire for those cosy winter nights.a large flat screen television , , a great array of books, DVD's and family board games. There are sliding door which open up into the smaller lounge creating one large living area, or used separately keeping children/teenagers happy with their own space.which can be accessed can roam the hallway also.

 

As this was a family home, the kitchen is very well equipped with most items that you will need for your stay, and also has the benefit of the large 4 oven AGA for cooking, a full size dishwasher, china and glassware and plenty of cutlery. There is a table seating up to 4 here. There is also a stone butlers sink.  

Leading off from the kitchen is the boot room/utility room, which has a washing machine and tumble dryer and a very large fridge freezer. In addition there is a traditional larder leading off from the kitchen with ample room to store all provisions.

Wood flooring is throughout entire ground floor living rooms.  

First floor;

A large double bedroom with 5 foot bed with bay window., with sofa and table to enjoy the views.

Every bed has a good quality mattress with quality bed linen and duvets.

Two additional bathrooms, one with a shower over the bath and the other now with a separate shower and very large bath. There is also another cloakroom on this floor.

Second Floor;

The 2nd floor accommodation has two bedrooms, both bedrooms have a double bed and 2 single beds.

There are also 3 x Z beds which can be put in any bedroom. The trundle beds and Z beds are only to be used when numbers exceed 17 and then are charged at the same rate as all other beds.

OUTSIDE

There is a large garden with plenty of space for s game of footie or rounders. There is also a table tennis table on the patio, along with garden furniture and tables.

The swimming pool is shared with one other holiday home and is on a rota basis. This means that each group gets sole use of the pool on either the morning or afternoon of each full days stay. The rota can be found in each house or please ask for details.

There is also the option of hiring the hot tub.

For a special occasion. Why not hire in a private chef? These will cook for you, wait on you and even clean up afterwards!!

The approved caterers are Caroline the cook at www.carolinethecook.co.uk and Kendale Caterers. (A 3 course meal starts from £30

Ample parking for 6 cars.

The house has a large private garden with garden furniture.

Pets from £30 each. Must be kept on a lead (sheep & cattle country).

Included in the hire charge is Bedlinen, electricity, first basket of logs, central heating from 17th October through to the 1st of April (9 hrs per day on timer). please be aware that this is a large Victorian house with high ceilings and so will not heat up like modern day houses. Any additional heating is charged for .

There is an additional charge if heating is required outside of these dates/times. Towels are NOT supplied. 

A security deposit is required.

The house is located in a beautiful, rural location within i grounds of 5 acres,.

The mainline station, 3 miles away, runs directly into London and takes just 70 minutes.

The historic town of Battle is just 20 minutes drive, and the coastal towns of Hastings and Rye are all within a 35 minute drive. 

There are many National trust properties and gardens all within a short drive.  

Bewl water is a 15 minutes drive offering water sports galore, biking and walking for the active members of the party!

Bedgebury Pinetum, and going ape, is a 15 minutes drive away and offers the world’s finest conifer collection and is a perfect place for walks and picnics.

Sorry, but the use of fireworks and Chinese lanterns is NOT allowed at this property due to the livestock nearby
