    Aptly named, just yards from the beach, this cosy lower ground floor apartment makes an excellent ’base’ for exploring the Sussex coast. Benefiting from its own private gated access to an attractive enclosed suntrap courtyard, which is completely protected from the sea breezes making it ideal for alfresco dining. St-Leonards-on-Sea once an old fashioned fishing village, became the centre of a tourist boom in the 19th century when James Burton, father of Decimus, the famous architect and garden designer, decided to build a mini Brighton. Building elegant regency villas and little terraces. Stroll along the mile long promenade or hire bikes and use the cycle track. St Leonards-on-Sea now has a distinctive vintage feel and the interesting shops are well worth a browse. Head towards Hastings and the old town where you can see Victorian and medieval houses jostle side by side. The TV series ’Foyles War’ was filmed in Hastings. Visit the castle ruins perched high up on the hill and discover Hastings infamous smuggling past. In the other direction is Bexhill-on-Sea, the birthplace of British motor racing and the Grade I listed De La Warr Pavilion, a national centre for contemporary arts. Inland, don’t miss Battle and visit the site where the course of English history was changed forever, and good rail links to London provide additional sightseeing opportunities. Beach 50 yards. Shop, pub and restaurant 500 yards.

    "The Base was an excellent location being right on the seafront at St Leonards. The apartment was surprisingly large, very comfortable and very well equipped. Other reviewers have mentioned damp but it certainly wasn't an issue for us. On street car parking is free but it was difficult to find a space. However, this was not a problem as we just decided to walk everywhere or parked in the public car park nearby. Carol Anne was very welcoming and left us a pint of milk so that we could have a cuppa on arrival after a long journey. Carol Anne also put fresh flowers is the rooms. In the summer, and when the scaffolding comes down I'm sure the front courtyard will be a lovely place to sit. One of the main things for us was that it was dog friendly. Some nice restaurants within walking distance."

    "Great Basement flat directly on sea front, slight musky smell when you first enter but this soon subsides. Area great for dog walks. Met the owners who handed over key (v helpful) would consider staying again in future, if Hastings comes up on the radar again"

    "The Base was perfect for our relaxing vacation. Very well equipped with secure outside space for dogs. Unfortunately there is building work going on so patio area was mainly shaded out by scaffolding, but good to see the building being refurbished. Had read previous reviews so was aware of the parking issues however the public car park is only a stone throw away. Carole was very welcoming and would definitely book here again."

    "Lovely flat with lots of homely touches and well equipped. Well located for walks with the dogs both the flat and local area was very dog friendly. It was a real shame that the flat was damp and this got worse after heavy rain, also it was noisy at times from flat above during the night."

    "This could be a lovely place but the damp needs sorting out. Unless you are very lucky it is a pain trying to get a parking space nearby."

    "Absolutely brilliant location, near the Beach and the Town. We took both of our Dogs who were well catered for by Carol-Ann (the Owner). She had left Dog Treats, Towels and Poo Bags available.The House was spotless and the Living Room has 2 massive sofas which are very comfortable. Wifi is readily available.The Bedroom is very spacious too and the Bed is very comfortable.The Kitchen and Bathroom are both well catered for too, with everything you could possibly need for a good holiday.The Base is indeed a great base for any Holiday and Carol Ann is a lovely person who is really helpful.We would definately reccomend this place and will be going back again."

    "We would love to stay here again. It smelt a little damp when we arrive, that might have been because it hasn't been used much over winter, but that soon clear once heating on and windows open.We have fantastic weather and to be just across from the beach was great.The fresh flowers in every room was a lovely touch. Lovely comfy bed and so quiet except for the seagulls in the morning.Front patio a great little sun trap to sit out enjoying a glass of old wine"

    "Absolutely wonderful stay and hoping to return. Lovely welcome to a home. Cosy, warm and lovely lovely size. Safe, comfortable, inviting and excellent for thoughtful dog owners. We were never happier. Everything you need for home to home. Parking is the only issue but it is all doable and worth it ... so get over it!"

    "We spent three days over new year's at The Base. The weather was disgusting, but The Base was the perfect antidote: very warm, very quiet, and very pretty. Being in the basement and in the winter, it was quite dark; the television was tiny; and there was no DVD player. But Carol-Anne was delightful, it was lovely being able to have our dogs with us, the place was very clean, and we loved the decor. We would certainly go again, and can heartily recommend it."
