    About this property

    A beautiful converted Victorian boathouse, ideally located on Rudyard Lake in the Staffordshire Moorlands. Stunning original features and contemporary furnishings make this an ideal cottage for a get-together with family and friends. Set over three floors with lake views from all rooms, there are four lovely bedrooms, all with a basin and TV, and with Sky TV in the master bedroom. There is also a well-equipped fitted kitchen, and a basement games room with a pool table and a dart board. Both the dining room and sitting room boast the original wall tiles and stunning views, with the sitting room benefiting from an open fire and doors to a balcony overhanging the lake; a lovely place to sit, relax and enjoy the abundance of wildlife activity. The terraced garden has many different areas, with a lakeside patio, wooded area and a small beach on one side of the property where boats can be launched and fishing enjoyed. Rudyard Lake offers boating, sailing, fishing, a cafe and a hotel with a bar and restaurant. Further afield, guests can enjoy the charming town of Leek, with its many antiques shops, pubs and restaurants surrounded by beautiful Moorland countryside. A fabulous and unique cottage in a wonderful lakeside location.

    Set in a lovely countryside location the charming village of Rudyard boasts an interesting claim to fame. Alice Macdonald and her fiancé Lockwood Kipling met on the shores of the nearby lake and so decided to name their first-born son after the place. Rudyard Kipling, born in 1865 went on to become a world renowned poet,novelist and short story writer. As well as this fateful lake, the Staffordshire village boasts excellent picnic spots, boating, walking and fishing opportunities as well as the steam railway. The thriving town of Leek is nearby and offers a variety of good pubs and restaurants as well as many antique shops. The beautiful Manifold Valley offers further walking opportunities with the "Manifold Trail" – an excellent route through superb scenery for walkers and cyclists.

    " The views from the rooms overlooking the lake are stunning. We had lots of fun using the rowing boat and games room. The owners also left a bottle of Prosecco and chocolates as we were celebrating my 60th birthday which was a lovely gesture. "

    " It does need a little maintenance, with one of the beds in need of repair and the surrounding grounds in need of clearing / cleaning up. However we enjoyed our stay. "

    " Upon arrival in the pitch black we made our way down the stairs to the door, went in and put some lights on and found lights for pathway for the others. First impression was ok, yes the bedrooms and bathrooms upstairs need some updating and painting but as a social space was all good. Plenty of cutlery and crockery but a decent welcome pack would have been good as you are nowhere near any shops!!! BE PREPARED me personally I would have had the basics waiting for you as we’ve had in other rentals. Some logs and kindling was left for us but we had to go out following day for more as theirs was damp and didn’t create a good fire. Views over and down the lake were fab, balcony needs the algae cleaned off as was very slippy and the outside spaces definately needed clearing as seemed it was a dumping ground for old boats etc. We did enjoy our stay and if these minor changes were done this could be a fabulous place and I’d go back. "

    "I'm glad I didn't read the below reviews before I stayed here. Although the house may be a little dated it is an amazing place to stay. We had a reunion with friends from all over the UK and it was exactly what we were looking for. The house was clean upon arrival and yes there may have been rubbish awaiting collection, but this was at the top of the stairs well away from the house. It's not the owners fault the rubbish isn't collected every day. The two bathrooms and cloakroom were clean and no leaks or toilet problems and there was no funny smell throughout the house, or any damp. The log fire kept the living room warm and the central heating kept the rest of the house toasty. There are two huge double bedrooms, one which is large enough and yes there is one double where there isn't much room and you have to get in the bed from the bottom but it's a little petty to fuss over that when the bed is for sleeping and not for everyone to sit round and have a chat! The living room is plenty big enough for a group of people to gather. The kitchen was big enough for all 8 of us to get involved with the cooking and the dishwasher meant we had more time to relax. We had no problems with the cleanliness of the oven. The only slight problem was some of the plugs had no covering so watch your rings don't go down the drain! The games room was a nice addition as well. Plus to top it off we seen some amazing fireworks from the balcony set off from the middle of the lake which was a lovely unexpected suprise for bonfire weekend. Not a place for people who expect everything to be perfect as it's a lived in property which adds to its charm, but it was clean and cheap compared to other houses that sleeps 8 people around the country."

    "Absolutely fabulous You have everything you need and more (numerous outdoor eating and sitting areas, fabulous pool room, bbq, fire place....and the list goes on ) and the owners are just a phone call away if you need anything at all. Lovely long walks around the lake with the dogs, people were ever so friendly. Fishing was also really good, we caught numerous bream and a very big carp of nearly 30lbs. I would highly recommend the Horton Lodge and will definitely be back. Thanks ever so much Tony and Zoe for the lovely holidays, this house is a little piece of Heaven, Carmen, JP, baby Junior, cheeky Oso and princess Opi."

    "The property has pretty much everything you want which means you do not need to go out and about spending money elsewhere. We spent hours playing pool and darts in the games room which is set up just like a bar. Loved the main room which is large and light and looks out on to the lake and we had many a drink sitting on the lovely balcony. All the bedrooms are very comfortable. Leek is only a ten minute drive away and has three supermarkets. Would definitely return"

    "We intend to make a complaint to the owner and ask for a refund. We rented the house over Christmas and had some major issues. The fridge was not working. We only realised this after some time. We had to throw out a lot of food. After that we had to keep swapping food in and out of the freezer. The freezer was working although one shelf was full of someone else's food. And one shelf was missing. The patio in the garden was full of dog mess. The oven would not go above 160 degrees and took nearly half an hour to reach that temperature. The kitchen is well stocked but a lot of the equipment is in a disgusting state. The place was not clean enough for us. The first thing we did on arrival was go back to the shops to buy cloths to clean the kitchen. There was only one cloth and one used sponge supplied."

    "The property is an Victorian Boathouse it is located on an amazing scenic lake. Every Window from the property has a view of the lake. The boathouse itself is in very good condition, the kitchen is well equipped with a large electric oven and hob, dishwasher and a great island which helps especially when catering for 6 adults and 2 children. Everything you would need to prepare meals is there and there is a great butcher in Leek town centre and Sainsbury's is a 5 minute drive). The bedrooms (4 bedrooms) are very well maintained, very clean as well as the bedding. Games room although does not have windows is very well lit with a pool table and dartboard provided. Living room is very well equipped with seating and even Sky TV, as well as excellent free Wi-Fi that can be picked up all around the property. We loved sitting on balcony in the mornings drinking tea and just enjoying the view. There are lovely maintained gardens that give you privacy from the road but unobstructed view of the lake. The view from the lake is even better and the owner even leaves two Kayaks a rowing boat and enough life jackets for the Titanic for your use. The whole family had fun on these including the grandparents. Needed to contact the owner a few times (silly little things where were the spare light bulbs and what direction was the pub that you could walk too), His communication was excellent replied promptly and answered our silly little questions, for me this gives me great peace of mind when the owner is only a phone call away. We will definitely be booking for next year."

Yes, its a bit shabby, but all the better as you are not fretting about the muddy boots, wet clothing, damp dogs etc. All the problems mentioned in previous reviews had obviously been fixed, although the washing machine/drier was out of order, but there are plenty of radiators and clothes horses around so that didn't matter too much. The facilities provided were great (a knife sharpener would be a handy addition!) and the whole place was toasty warm, especially with the fire blazing away! Tip - bring extra firewood or buy from Aldi in Leek. The local garage stuff is damp! All in all, a great place to stay and explore the local area"

If you go into leek and have dogs as we did, some of the pubs are very dog friendly. Some of the other lets along the road had hot tubs and seemingly better boats but didn't seem to make our stay any worse off as this is the most impressive house on the lake in my opinion. I also recommend going on the rudyard lake light railway which is a lovely little steam engine the runs along the lake and back which you can actually see from the house. A great family holiday."

Wasn't really ideal for our disabled mum. Overall, the house was amazing and fantastic for just escaping for a week to chill out. I could have actually stayed longer and that's unusual for me! The youngsters had fun on the canoes provided at the property. Leek was a short car ride away and a lovely place to visit."

    "On our arrival to Horton Lodge we were greeted by the friendly owner and shown around the house, the bedrooms were all very good standard and the house was stunning with great character and set on the beautiful Rudyard lake. There was a slight misunderstanding with towels, as to whether they were supplied, this would be our one recommendation, that all websites on which the property is advertised should state the same thing as to whether they are included or not, but the owner was very accommodating a supplied some towels for us all in the end. All in all, a wonderful house for the price and we had a great time. We would definitely consider coming back again."
