Woodbine Cottage is an attractively furnished property in a quiet village location adjacent to Womack Water, a small secluded broad. Within easy reach of village facilities including an excellent shop and pub, it is an ideal location for fishing, boating and relaxing walks. Shop/Pub: within walking distance

Open Plan Sitting/Dining Area with comfortable seating, TV/DVD combi, CD/hi-fi, table, chairs and electric living flame effect woodburner, arch through to Kitchen with electric cooker, fridge/freezer, microwave and washing machine

First Floor:

Bedroom 1 with a king-size bed

Bathroom with bath, over-bath electric shower, washbasin and wc

Garden: Small paved patio area which is enclosed and garden furniture. Communal raised large grass area overlooking fields and woodland.

Parking: Off-road with dedicated space for one car.

Heating: Night storage heaters

Also Provided: Books.

Pets: One small, well-behaved dog welcome, to be kept downstairs at all times.

Notes: This is a non-smoking property. Shortbreaks to start or finish on a Saturday. Mobile signal weak.

Ludham is a pretty Broadland village between Wroxham and Potter Heigham. The village has a splendid flint church, shops and pubs. There are excellent walks in the area including nearby How Hill. Norwich and Great Yarmouth are both about a half an hour's drive away. Boat enthusiasts will enjoy the sight of one of the last remaining wherries, as well as the heritage sailing fleet based at Womack Staithe.
