The property is a really clever renovation of an existing barn and cottage, joining the two together to create a large family home. The main kitchen dining space is impressive and contemporary comprising a fantastic fitted kitchen with white marble worktops and a vaulted ceiling above the dining and family area. There is a snug so that the older children can relax in their own space; a lovely grown up sitting room in the connection between the two buildings with a double sided wood burner and bi-fold doors out to the back garden. The original cottage now provides sleeping accommodation with two downstairs bedrooms and shower room and a further three bedrooms upstairs including the master suite and family bathroom. The master bedroom boasts bi-fold doors with a lovely view, balcony and en suite shower room. There are extensive gardens surrounding the house with uninterrupted countryside views and to the front of the house is a fully enclosed courtyard garden with garden furniture. Ample parking for several cars and boats (if required).

Enclosed porchway with extensive coat racks, boot storage and pew to remove those muddy boots.
Kitchen / Diner:
Forming the barn conversion part of the house, this impressive room comprises a state of the art kitchen dining and family space. The kitchen area comprises a beautiful fitted kitchen with white marble work surfaces, integral combi microwave, fan assisted oven, gas hob range in the island unit with extractor above, dishwasher, fridge/freezer and warming drawer.
The dining area has a full height vaulted ceiling and floor to ceiling windows on one side, large picture window at the end of the room and three sets of French doors out to the garden and courtyard areas. There is a large dining table and 10 chairs and armchairs in which to relax and read the papers. This is an extremely bright and airy room and definitely the heart of the house.
Please note, above the kitchen is a mezzanine office area, which is kept for the owners and not available to guests (the ladder shown in the picture will not be in place).
Snug:
Accessed from the kitchen diner, this is a fantastic room for older children (or grown ups) to escape to relax and watch a bit of TV, read a book or play games. Whilst still quite a large room, it is cosy with two sofas, an armchair, coffee table, large screen wall mounted smart TV (wifi connected) and a plentiful supply of books and games.
Downstairs Loo:
Off the ktichen heading towards to the main sitting room, is a good sized downstairs loo comprising a WC and wash hand basin.
Utility Room:
Seperate utility room with work surface, washing machine & tumble dryer.
Sitting Room:
Cleverly joining the barn conversion to the original cottage building is the sitting room. A grown up space with two large comfortable sofas, an armchair, occasional tables and a double sided wood burner. There are bifold doors out to the garden to the rear, so in the summer you can relax with the doors open and in the winter you can curl up in front of the wood burner.
Downstairs Double 1:
The original cottage has been converted in to the sleeping quarters for the house, accessed from the sitting room, the first double bedroom comprises a double bed, floor lamp, chair, built in wardrobes and chest of drawers.
Downstairs Shower Room:
Lovely room, with large walk in shower unit with large rainfall shower head, WC and wash hand basin.
Downstairs Double 2:
Another well proportioned room with a double bed, desk with lamp, occasional table, chest of drawers, ornamental wood burner and wall mounted TV with freeview.
First Floor:
Master Bedroom:
Situated above the sitting room, this lovely room has bifold doors leading out to a small balcony commanding views out over the garden to the rear and the comprehensive countryside beyond. The room comprises a king size bed, bedside tables and lamps, armchairs, chest of drawers, built in wardrobes and TV with Apple TV.
Master Bedroom En Suite:
Large walk in shower enclosure with rainfall shower head, WC and wash hand basin.
Upstairs Double Bedroom:
Another sweet room with a double bed, bedside tables and lamps and chest of drawers.
Bathroom:
Lovely bathroom, comprising bath with shower over, WC, wash hand basin and heated towel rail.
Upstairs King Size Bedroom:
Good sized room with king size solid oak sleigh bed, armchair, window seats on two sides, chest of drawers with mirror above and desk.
Outside:
Approached through a large open gateway, there is a generous shingle parking area, suitable for parking several cars and plenty of space to park a boat if required.
The main garden is principally grass and very large, extending to well over an acre in total. There is a fence around the perimeter and a pond in the garden but please note this area is not enclosed fully since the access to the road is open.
The entrance to Ellis Farm is through an archway with a wooden door, which can be closed, thereby making the whole courtyard to the front of the house fully enclosed and safe for both children and pets to be left unattended. There is garden furniture and a BBQ and the house can be accessed either by the main door, the large French doors directly into the kitchen diner, or through doors to the cottage in two places.
