About this property

Two Hoots, named after the local owls, is a much loved family holiday home. Built in the traditional Norfolk style featuring timbers from one of the last ships to sail from King’s Lynn and reclaimed Sandringham stable floor tiles. The cottage is very spacious and presents as a very cosy retreat, complete with a large inglenook fireplace and wood burner. The gardens are private and the conservatory is a a wonderful place to sit and watch the local bird life. To the front of the house you have the wonderful view of the salt marshes, and direct access onto the coastal path. There is plenty of parking to the front.

Please note, there is an ornamental pond in the garden.

Accommodation

Entrance hallway:

A really cosy room with large feature brick inglenook fireplace. Comfortable sofas, coffee table. Wooden flooring. TV with Freeview and DVD. CD player and music system. French doors to rear garden. Views to the marshes to the front.

A farmhouse style kitchen with terracotta floor tiles, pine kitchen units with ceramic door knobs and feature brick chimney breast. Tiled worktop, ceramic Belfast sink. Beamed ceiling and posts. Well equipped with electric oven and ceramic induction hob. Microwave, fridge, dishwasher.
Utility Room:
Belfast sink, washer/dryer, door to garden. Tiled floorings, good space for taking off boots and coats. (Freezer located in the garage)
Conservatory:
A lovely place to dine or just to sit and watch the birds in the garden. Tiled flooring, dining table and chairs, French doors to garden.

WC and basin.
Stairs to First Floor:
Bedroom 1:
Pretty room with wooden floor, pine king size bed, wardrobe and bedside tables. En suite shower room, WC and basin.
Bedroom 2:
Another good sized room with double bed, bedside table and wardrobe.

Two full sized single beds with bedside table and lamps. Chest of drawers.
Family Bathroom:
Luxurious traditional bathroom with free standing roll top bath, handheld shower above bath, WC and basin.
Outside:
The cottage sits on a lovely plot surrounded by mature gardens to the rear and hedging to the front and the salt marshes beyond. Opposite the cottage is access to the coastal path. The driveway has plenty of parking. The gardens are a haven for birdlife and very private and peaceful. The back garden is fully secure for dogs. Please note the garden contains an ornamental pond.
