Nestled in the heart of the village, this Grade II listed cottage, with a history that speaks of tradition, promises an enchanting experience. Ideal for larger families or multiple family groups, offering four well-appointed bedrooms and ample space to celebrate any occasion.

A statement piece is the ‘stocked’ bar, provided on an honesty basis in the second living room. Another stand-out feature is the private hot tub, a beautiful touch. The hot tub is the perfect way to soak away the stress and soak in the beauty of the countryside. Cook up a feast on the BBQ, enjoy al fresco dining within the high walled enclosed lawn garden. The kitchen is well-equipped for preparing meals, and the living spaces invite relaxation with comfortable furnishings and a cosy ambiance. The elegant dining room allows all family members to dine together. Walkers and dog walkers alike will love the trails found locally, although the garden is a great place for just messing about. On sunny days, throw open the French doors to the conservatory, or simply snuggle up in front of the open fire on cooler evenings. A games room has pool table and dart board.

The surrounding areas abound with rivers and forests for all types of walking, cycling, fishing and boating. National trust Oxborough Hall (3 miles) also reached by local foot-trails. Gooderstone Water Gardens, Church Farm Rare Breeds Petting Farm, High Lodge at Thetford Forest hosts Summer concerts and ’Go Ape’ extreme adventure trails. Kings Lynn Corn Exchange Theatre and Arts Centre has an exciting family friendly programme of events. Two golf courses at Denver and Swaffham. The coastline has excellent sandy beaches and salt marshes nature reserves to explore; Snettisham is the closest sandy beach. The traditional seaside resorts of Hunstanton and Heacham. Hunstanton, 29 miles, has a pier with lively seasonal entertainment, a Sea Life Centre and cliff-top golf course. Heacham, 27 miles, is home to Norfolk Lavender. Sandringham Estate, the King’s country residence, museum, superb gardens and park. Ely, 21 miles, Cathedral, Saturday market, shops, a pretty water-front and boat hire.

    Our family had a fantastic time at moulsham house, we had everything plus more to make our stay very successful . Our grandchildren loved the hot tub during the day with adult supervision at all times and the games room was brilliant, and evenings at our very own bar for adults whilst little ones slept was very socially good followed by a few games of darts & pool Our query’s were answered very swiftly by our host who was very helpful & lovely to have a chat with him . Beds, bedding & towels were excellent, clean comfy & very fresh On arrival we were greeted with some super essentials so much more than ever expected so thank you to the hosts sincerely for this We would certainly love to return in the future to Moulsham house We popped to the local pub which was very welcoming and a lovely place to have a drink

    Our recent stay at Moulsham House was excellent. This is the perfect location for exploring the beautiful North Norfolk coast, and our family of five, including three had to please teens, plus our very lively young greyhound, were made to feel most welcome.The 18th-century house is full of character. The games room, with its pool table and dart board, was a huge hit with the teenagers, as were the snug and the “pub bar” area. The farmhouse-style kitchen is one of the best-equipped we’ve ever stayed in, perfect if you actually enjoy cooking while on holiday. The welcome pack was generous and thoughtful, providing everything we needed to get our holiday started.As you would expect from a period property, it feels lived-in and much-loved, which gives it such warmth. It isn’t shiny and new, but that’s exactly what makes it so relaxing — especially with a dog and teens in tow. It became a wonderful sanctuary to unwind in after a day of activities.The outside space was amazing. The outdoor kitchen and pizza oven were put to great use and were brilliantly equipped. With several seating areas, we had plenty of flexibility for breakfast, lunch, or dinner outdoors and lots of space for the dog to run free in a safe, secure environment.Although surrounded by other homes, the garden offered a real sense of privacy, whilst dining or alfresco drinking in the evening and yet we still felt part of the small village. Pete, our host, was a lovely chap, available if needed but always discreet. He communicated with us before we arrived and gave us a warm welcome, showed us around, and shared some local insights into nearby attractions. He also checked in mid-week to make sure everything was going well. At all times he was charming and wonderfully understanding of our very giddy dog, who greeted him a little too enthusiastically! It was also a leisurely departure, unlike some where we have stayed, as getting three teens up and out by 10am was like herding cats.We had an amazing stay and only wish it were closer to where we live so we could return more often.

    Pete is a wonderful host From beginning to end, the communication couldn't have been better.A wonderful welcome hamper on arrival gave us a good breakfast the next day.If we had any issues, Pete was always happy to assist.My children had hours of fun in the Hot tub, and games room playing pool My family had a wonderful time.Oxburgh Hall is a good family day out, only a few minutes away, with great walking areas.Octoputts in Kings Lynn is great fun for the whole family.The Gatehouse in Kings Lynn is a great place for a family meal.The Bluebell was very welcoming, with good food.Would love to return.Definitely in the top 3 of cottages we have stayed as a family.
