This is a comfortable, cosy property, with a galley kitchen dividing the sitting/dining room, and a twin bedroom. The small gravelled garden looks out onto the lovely Norfolk countryside, with the promise of superb sunsets. There is much to see and do in the area: the village offers a shop, pub, butcher's and fish and chip shop, the church is well worth a visit, the local common is part of the Nar Valley Way, ideal for nature lovers and walkers, and yet the property is just within a few miles' drive of the convenience provided by the major Norfolk towns of East Dereham, Swaffham and Fakenham.

The rural Norfolk village of Litcham has a good choice of local conveniences, including a pub, a butchers, a general store with a Post Office, and a traditional fish and chip shop. The village is home to a beautiful church with a square tower that dates back to the 12th century but was extensively rebuilt in the 15th. Litcham and the surrounding villages including Beeston and Tittleshall all offer a busy calendar of events. The Local Nature Reserve of Litcham Common, that sits on the Nar Valley Way and runs all the way from East Dereham to King's Lynn, offers superb wildlife watching and walking opportunities to nature lovers. 10 miles distant you will find the local towns of East Dereham, Swaffham and Fakenham which all offer a good assortment of pubs, restaurants and shops.

Gravelled garden with seating area, B-B-Q and Fun Spa Pool (available June - September inclusive), adjoining open rewilding area with a bird & bee conservation strip next to a field crop beyond.

There is no fence between the garden and field areas so visiting dogs need to be well behaved or on a lead.

One well-behaved dog welcome at £10 per week.

Note: The side door opens directly onto the road (no pavement).
