" The hot water was very good, although possibly even too hot for more elderly people and there were no hand-rails available in the showers to prevent slippage/falls. The weather was really good & so we didn't need the heating or log fire. The driveway / car parking space & grassed areas were huge & well kept. The foliage around the barn/cottage was un-kept & overgrown which was slightly disappointing. The maintenance & up-keep wasn’t great because there was damp in certain rooms, an external door didn’t lock and the overall cleanliness wasn’t to a very high standard, dust under beds & cupboards, even an old sock under a bed and there was mould in the showers etc. The public footpaths, walks to the snipe dales and general dog friendly facilities were exceptional, probably couldn't have been better! The village was very quiet & peaceful and the local pub was within walking distance Overall, we enjoyed a great week with a good facility & unbelievable local dog friendly walks, good value & would recommend with a proviso that it wasn’t the cleanest of places. Thank you "

" Showers wonderful, beds very comfortable. Front door to kitchen very tight, became a bit of a struggle to lock at times. Really had a great time. "
    Mrs Clark ‐ 1 Dec 2018
" fortunately the advance party arrived in daylight and was able to locate the 2 subsequent parties and direct them! Nice touch that there were Christmas decorations up particularly as were arriving after Christmas with children having been staying where tree and lights! Property very good for large family plenty of seats in living room and dining room. "

"Clean, tidy, well equipped cottage. Pleasant helpful owners living in the grounds. If I were forced to find any negatives....... perhaps the bath towels could be a little larger and a tumble dryer could be a 'must' if the weather wasn't as good as it was for us!"
    Mrs Oxford ‐ 1 May 2018
"Extremely comfortable property. Exactly right for a peaceful and private holiday. Country walk right from the front door and lots to do in the area."
    Mrs Tingey ‐ 1 Apr 2018
"Manor Barn could benefit from an update in the interior décor. The GUEST ROOM smelt fusty and damp and could do with extra heating in that room. There is a lot of damp everywhere and wall paper is peeling from the walls. The damp situation needs attention. On the whole Manor Barn is a lovely place and we did enjoy our stay it definitely needs some TLC but would not go back and would be too embarrassed to recommend to other friends and family as would not want to be responsible for the recommendation. The surrounding area is a great place to explore and the countryside is wonderful. Get Manor Barn updated and people will flock back ,i,m sure"

"We were a group of 9 (including one adult with walking difficulties) and a small baby. The cottage and surroundings worked very well for us. The garden was large and well fenced with plenty of room for games and good patio areas. The accommodation was comfortable with plenty of sitting/playing and sleeping space for children (aged 2 to 10) and adults (and a dog), and a large generally well appointed kitchen (a couple of larger saucepans would have been helpful). The owner and his wife were both very friendly, and responded immediately when we had a slight problem. The area was new to us, prettier and more varied then we had expected, and there was plenty to do including good walks from the house. The central heating kept the house warm (our stay was at the end of October)."

"Any large group looking for somewhere to stay in this area will find this a brilliant choice. We were four generations aged from 2 to 86 plus a dog and found it excellent for all of us. The single floor and L-shaped design meant that noise in the living room couldn’t be heard in the bedrooms. A good sized kitchen, lovely dining table that seated 8 comfortably and separate large living room meant that there was plenty of space for everyone. Outside is a good patio area though unfortunately we didn’t get the weather to make use of it, and a very large grassy area for the dog to run around. A key box meant we didn’t have to worry about who had the keys to the property. The local pub, the George and Dragon offers great food and the Sunday evening to Friday lunchtime offer of a steak, gammon, chicken or veggie meal plus seemingly any drink you fancy for £10 was excellent value. We also enjoyed a couple of breakfasts at Rachels cafe - we liked the lincolnshire sausages there. Skegness is about half an hour away where we recommend centrally located Wolfies Wine bar for excellent daytime pub grub. And we had a good trip to Lincoln about an hour away."

"Any large group looking for somewhere to stay in this part of the world will find this a brilliant place to stay. We were four generations plus a dog and it met all our needs brilliantly. The L shape meant that noise in the living room wasn't heard in the bedrooms and there was plenty of space for everyone."

"Manor Barn has high quality facilities, is very spacious and interestingly furnished. It is in a wonderful location in the Lincolnshire Wolds and has great views. The local pub is a short walk away and serves excellent food and real ales."
    - Mr George, August 2018
"Accommodation is generous, well-equipped and well-maintained and the fact that all rooms are on the ground floor made it ideal for 3 young children. Added benefits were use of the attractive and extensive gardens, including summer house, and the George and Dragon pub serving excellent food a short walk away in the village. We were even treated (with our permission!) to the excitement of the resident flock of sheep being herded across the lawn! Highly recommended as a base for the coast and other local attractions."
    - Mrs Tait, August 2018
"The beautiful location and the peace and tranquillity of lovely Lincolnshire. Such a lovely holiday."

"We stayed here as 2 families, being 4 adults and 5 kids. A great house with a great enclosed garden which the kids loved playing in. L-shaped house meant that you couldn't hear noise from the living room in the bedrooms which was really good when kids were going to bed early evening and/or getting up early in the morning."
    Mrs Donna Searle, Cambridge,
"The house was excellent, the outdoor space amazing, the views and situation wonderful, and the owner was helpful and friendly."
Mr Pymm, Driffield, East Riding of Yorkshire
"This is a beautiful property and was a perfect place for three generations of our family to celebrate our daughter's 30th birthday. The property is set in lovely surroundings and is warm, spacious and well equipped. The owners have clearly spared no expense on the conversion and renovation of this property. The large garden and lovely views over the Lincolnshire Wolds are fabulous. Highly recommended. Everyone in our party said they wanted to return again."
    Mr Churcher, London,
"Quite one of the loveliest properties we've ever stayed in, with very friendly and helpful owners."
    Mrs Wells, York, North Yorkshire
"The house is superb and finished exceedingly well. Suited us perfectly, three families of three. "
