Use of owners’ field. 2 dogs welcome, to be kept on a lead at all times (sheep country). Private parking for 3 cars. No smoking.
    Set in the Leicestershire countryside on a working farm are these two single-storey barn conversions, Wagtail Cottage (ref UKC1999) and Waxwing Cottage (ref UKC2000) which has a private hot tub to relax in after a day out exploring the countryside. The area is well known for its beautiful scenery and is ideal for walking, horse riding and cycling. The quaint village of Lubenham is 1 mile away and has previously won the prestigious Central Village of the Year Award and has a village pub, a 12th-century church and village green. The village of Foxton is also only 1 mile away, has a shop, and is home to the unique waterways landmark of Foxton Locks, the famous flight of 10 locks on the Grand Union Canal which are Grade II listed and over 200 years old. Here you can visit the Boiler House which is full of history or take a leisurely boat trip. The market town of Market Harborough is 5 miles away and has many independent shops, restaurants, bars and cafés to experience and explore. The train from Market Harborough can have you in St Pancras, London in an hour. There are many National Trust properties within 20 miles including Lyveden, Priest’s House at Easton on the Hill, Ulverscroft Nature Reserve and Stoneywell. Oadby, home of the fascinating University of Leicester Botanical Gardens is 11 miles and close by from here is Leicester racecourse. Rutland Water, with its beach and opportunities for sailing, walking and cycling, is about a ½-hour drive away. Shop, pub and restaurant 1 mile.

    "We had a good few days here. Waxwing Cottage is lovely but being on a farm in the middle of nowhere you really do need a car to get anywhere.I'm being very pernickety here but when you advertise a place as 5* then you have to make sure it has all the "trimmings". These areas need attention... En-suite to the master suite- no storage, not even a shelf to put anything on, the handwash basin is tiny and we had to try and balance toothbrushes, toothpaste and toiletries on the rim of it- Nowhere to put anything in shower – I had to put shampoo, shower gel etc on the floor and keep bending down every time I needed. I'm an average size person and the shower cubicle is quite small, so this was really inconvenient and after the first time I just used the shower in the main bathroom which was much betterMaster bedroom- There is no dressing table, chair or decent size mirror- There is no rug or carpet on the floor (both other bedrooms have a decent size rug at the bottom of the bed)- Bed is uncomfortable, thin, hard mattress and it creaks every time you move.Hot tub- More and more places offer a hot tub nowadays, and for us, this was the reason we chose Waxwing so we were a bit disappointed. Yes, it was up to temperature and ready to use when we arrived and stayed clean throughout the few days, so they are obviously good at keeping the chemical balance correct, however, the jets aren’t particularly good. Whether it’s worn out and needs a service I don’t know but it was disappointingly not very bubbly.- 2 of the corners need a padded head rest. We found one – old and mouldy – in a bucket but these both need to be replaced.- When we went out in the mornings (late October) all the chairs and garden table were damp so there was nowhere dry to put them. We suggest some hooks on the side of the house.- When sitting in the tub, the lid completely obscures the view across the fields. I suggest the whole tub is rotated by 90 degrees clockwise, so that the lid is on the right hand side as you look out the back windows, then you can sit in the tub and enjoy the surroundings.- Although towels were provided for the bathroom, there were no towels, robes or slippers provided for use with the hot tub. We book lodges/cottages with hot tubs several times a year and these are becoming more common place now.Main bathroom- There was no handle to aid getting in and out of the shower/bath which is necessary for elderly or infirm.- The grouting around the shower area of the bath was filthy Washing machine- The advertised washing machine isn't in the cottage at all. It's obviously an afterthought, (as the built-in kitchen is beautiful) and is actually situated in the outhouse, and is for use of both cottages. And it's pointless using it as there is nowhere to hang washing outside and no clothes horse for use indoors. The owner made a point of telling us not to hang clothes on the radiators as they are electric (fair enough) but they don't provide an alternative.Welcome pack- There wasn't one! Not even a couple of tea bags and a pint of milk. It's common practice in most high-quality places nowadays to provide supplies to make a hot drink when you arrive - I've even been to places that provide bread, bacon, eggs, local cheese, a bottle of wine – but there was nothing. When you charge high prices for your properties, people expect such things.Despite all of this we did have a good few days. The kitchen is well equipped, there is plenty of crockery, glasses, cutlery and cooking utensils, the oven/hob are good, and there is a decent size fridge freezer and dishwasher. The living area is comfortable, warm and cosy with the log burner (once we’d got it lit!!) and there is plenty of parking outside. The wifi was good and was free. My son brought his Xbox and connected to it easily, and all 4 of us had our phones/ipads/laptops connected and used it with no problem at all. I’ve seen reviews saying you could hear everything from the adjacent cottage, but we didn’t hear anything at all (maybe it was us being loud and drowning them out … oops!!!)We do wish you well with this venture and hope you will take our comments in the way they were intended – constructive criticisms – to make future clients’ stays even better.Thank you."

    "Great break large cottage quiet place, great hot tub. Disappointed that there was no toilet roll in en-suite and only 1 in main bathroom for 6 people, no teabags or milk and no logs for log burner, says initial logs supplied. Large sun umbrella on web site but none supplied, we did get a bottle of complimentary wine"
