    A barn conversion at the southern end of Coniston Water, with wonderful scenery, walking and cycling from the door. Coniston and Ulverston within easy reach.
    Ground Floor:
    3 steps to entrance. Beamed throughout.
    Living room: With wood burner, 43" Freesat TV, a selection of books and flagstone floor.
    Kitchen/dining room: With breakfast bar, electric oven, electric hob, microwave, fridge/freezer, dishwasher, washer/dryer and slate floor.
    First Floor:
    Bedroom 1: With double bed and en-suite with shower cubicle and toilet.
    Bedroom 2: With twin beds and en-suite with shower over bath, and toilet.
    Oil central heating, electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Welcome pack.
    Small enclosed garden with patio, garden furniture and BBQ. Bike store. Private parking for 2 cars. No smoking.
    Swingletree Cottage is a barn conversion at the former Water Yeat Farm, which is believed to date from the 17th century. The hamlet of Water Yeat is at the southern tip of Coniston Water. The landscape here has changed little over time with sheep farming on the fells and forestry still much in evidence. In springtime the woods are carpeted with fragrant bluebells and black Herdwick lambs roam free on the unfenced land. The old forestry skills of coppicing, charcoal burning, and the making of bobbins, pillboxes, hurdles and besom brooms have largely died out.
    The Lake Bank Jetty on Coniston Water is just a 10-minute stroll from the door. This is a great place for a swim or to launch a canoe, or go wind or paddle boarding. Access to the boating centre on Coniston Water is about ½ mile from Coniston village. Boats can be hired and trips on the launches or the steam yacht Gondola can be taken.
    This area is well served by good pubs, including a 14th-century inn at Lowick, which claims to be the oldest pub in the Lake District National Park. Coniston is about 5½ miles to the north and the busy little market town of Ulverston is about 9 miles to the south. Both have a good selection of shops, pubs, restaurants, places of interest and tourist information offices. The area around Water Yeat is a paradise for cyclists of all abilities, and the Blawith Loop begins just half a mile away. From Water Yeat crossing the bridge over the River Crake and on to Nibthwaite, there is easy access to the many Grizedale biking tracks which cater for a wide range of abilities. Grizedale Forest has many way-marked walks and the ‘Go Ape’ experience. A favourite short walk from the door is to Beacon Tarn. This walk can be extended to join the Cumbria Way, which begins in Ulverston and passes along the tarn’s western shoreline, continuing past the ancient farmstead of Stable Harvey and on to Torver, bypassing the Old Man of Coniston and on for about 70 miles to Carlisle. Fishing nearby. Beach 10 miles. Shop 5½ miles, pub and restaurant 2 miles.

    "This cottage was absolutely perfect; it was warm, spotlessly clean, comfortable, beautifully decorated and equipped and has all the charm of a country cottage with slate floors and beams. The owners should be very proud of the lovely furnishings and attention to detail. It is in a beautiful location; you can walk from the cottage to many lovely places, and the bigger mountains are easily reached after a short drive. There is a lot of interesting reading matter and books and games provided if you are unlucky with the weather. The cottage is ideal for a peaceful retreat and I did not want to leave."

    "Really lovely clean spacious top quality accommodation and fittings and fixtures about 5 miles outside Coniston. Set in a lovely quiet hamlet of water yeat with walks from your door step. No local shops but this didn't bother us as we were fully equipped and shops available in coniston. The owners were friendly available if we needed them. I hope to stay again soon."

    "An excellent cottage in an unspoilt location. If you are used to Lake District being about Ambleside, Grasmere or Keswick this is a worthwhile corner to explore near Coniston. The walk to Beacon Tarn is lovely, especially in the early evening. The cottage has loads of space and is very clean and well presented. Not being within easy range of a pub or shop may not suit all but great outdoor space to sit out and enjoy the scenery."

    "The cottage is beautifully converted and equipped. Big bedrooms and bathrooms and the kitchen area is huge. Only downside is its not particularly close to local amenities but that was certianly not a show stopper. Would definitely recommend a stay at Swingletree."

    "This cottage was of very high quality and surrounded by beautiful views and countryside. It is more aimed at families or younger people as the stairs were difficult for older people and twin bedroom beds were not all that comfortable. The bath in twin room was also small.It would have been good to have had fans in bedrooms as they were warm in the hot weather and twin room especially only had a sky light window to open. Overall the cottage was in a good location and nice to stay in."

    "We had a lovely time at the cottage. It’s very well appointed with everything you need. It is remote and local services are a short drive, but there are some great walks straight from the door with easy access to Coniston Old Man and into the wider Lakes if wanted. A lovely welcome pack was much appreciated. The only niggle was that the washing machine door just didn’t want to close, so we couldn’t use it - but I’m sure this is a simple fix. Well done to the owners - a really great barn conversion with lovely touches giving the cottage a unique feel ?"

The hosts were very thoughtful and Provided us with a lovely home made cake, fresh jam, eggs and soda bread for our stay. The location is tranquil however you will need to drive to get to any local amenities. We would definitely hire this cottage again if returning to the local area."
