    This magnificent converted detached barn on three levels abounds with elegance, style and comfort to provide a peaceful holiday haven in rural tranquillity. Featuring French oak beams, Lake District slate, lots of exposed stonework, and granite work surfaces in the large kitchen, the barn provides masses of space for couples or family groups. Surrounded by pasture land and woods there are many walks direct from the door down to the Edwardian coastal town of Grange-over-Sands, 2 miles, which has all facilities and two golf courses, or across country to the picturesque village of Cartmel, 4 miles, with its 14th-century priory, many pubs and restaurants, and annual horse racing events. Behind the barn are stabled some ‘resting’ racehorses, which can be seen grazing with sheep and cattle in the 25-acre grounds. Holker Hall, gardens and museum, Sizergh Castle and Levens Hall are within 8 miles, whilst Lake Windermere is just 5 miles with the Lake Cruiser, Aquarium of the Lakes and the Lakeside to Haverthwaite Steam Railway. This southern area of the Lake District National Park hosts a multitude of visitor attractions as well as beautiful Lakes and stunning fells for walking and climbing. This property is under the same ownership as Miller Beck (LN4). Shops and pub 2 miles. This property accommodates a maximum of 8 guests.

Single bedroom (for alternative sleeping only) with additional pull-out bed (for alternative sleeping only). Open-tread stairs to second floor: Spacious living room with games area and superb views over Morecambe Bay. Four steps down to conservatory with pool table.

    "Excellent property, which is very secluded & set up for a holiday let. Beautiful looking property with all you need whilst away. We went with family & visited many of the local areas such as Windermere, Hawkshead, Ambleside, Grange, Cartmel & Morecambe bay. Lakeside motor museum was amazing. How was clean. However, major issue with spiders & flies. Suppose some of that is the countryside but we cleaned them up twice during our stay. Would definitely recommend it to others."
    "Beautiful house in beautiful area, right away from everything, wonderfully quiet and peaceful. Clean and welcoming. Let down only by relatively small things, no wi-fi , kitchen not as well equipped as I would have expected for this standard of house, mis-matched china, no cleaning materials supplied other than washing up liquid, no bin bags, no tea-towels, no oven gloves, pillows a bit flat and lumpy and not enough of them if there were the full complement of guests and not enough towels. A shame because with just a little more attention to detail this house would be perfect."
    "We had a great time it did cater to our needs. However one of the bathrooms had a horrible sewage smell, the handyman came to out to fix it said 'was the shower' smell went then returned next day. This made the adjoining bedroom unpleasant to use. The property welcomes dogs but only on the ground floor which made it awkward when the main lounge and games room are two flights up. It was a beautiful house to stay in with lovely views."

    "The house is lovely inside, and the views outside are stunning, whilst the trees have no leaves. Variety of lovely walks from house to Grange or Cartmel. Only downside is deposit. Sent as requested which is a faff and I have never needed before at other properties. Then I got accused by key holder of not sending and would have no access. However I had carefully checked that I had correct address with company who should be sent to. So she was going to check, but gave us access. Now over a week later on if they have found my cheque it has not been returned as promised, which is a concern and has put a bit of a dampener on it all."
    "Amazing property and location. Could have used more bedding and towels - only one per guest and no spares (there is a washing machine however). The downstairs sofas were filthy. The rest of the property was clean and had the right amount / type of furniture."

    "Home Farm is a beautiful property set in an idyllic location. It is very quiet with lovely views and footpaths from the doorstep. Delicious home reared rare breed meat and eggs are available 100yds up the road from a neighbouring farm, which is also very welcoming to children. The friendly dog and piglets were a big hit! My only caveat is the property is a little tired in places. For example there are a lot of ceiling spot lights and in the eating area quite a few had blown making it rather dark. Kitchen utensils could do with a review and toaster also didn't work. The towels were awful! Musty smelling as if they had been left folded when damp. Very minor issues considering the high standard of the rest of the property. "

    "The heating wasn't controllable the control system is actually locked. We had 1 hour in the morning and around 1 hour 15 at night. The log burner in that size of house is not adequate to heat. We were cold and unable to dry wet clothes - no tumble dryer. Previous reviews of lightbulb issues are correct, 40% throughout the property not working i.e.. en suite 9 light, only 4 working. Also as previous reviews stated the owner doesn't return the deposit cheque, it has now been 5 months, you either trust them not to cash it or pay £10 to cancel the cheque. Not value for money. A great shame."

    "This property is fantastic. The location is ideal if you are looking for a really relaxing holiday. There are stables attached to the property with several horses stabled there. The owner visits the stables everyday and is extemely approachable and friendly. Would highly reccommend and can’t wait to go back. Jan 2012."

    "The property is ideally situated for the Lake District and Morecambe Bay. There are fantastic views from all directions and the property itself was clearly not originally intended for rental due to the extremely high spec of the appliances, bathrooms etc. There were, however, quite a few things missing that we have always enjoyed at other rental properties i.e. soap, washing up liquid, dishwasher tablets etc. Also, due to the remoteness of the property it would have been nice for a small "welcome pack" e.g. milk, bread etc. Oct 2011.     "This property is in a beautiful situation off the beaten track but close enough to civilisation for those forgotten necessities, it has been fitted out with the latest high quality tasteful fittings except maybe for pillow protectors please and maybe a few more pots in the very expensive to die for kitchen. The owner stables horses in the yard at the back of the property so anyone horsy would be in heaven staying here. it was exceptioanlly quiet when we stayed so if you are a stressed executive wanting peace and quiet this place is definitely for you. March 2011."
