Little Brook Cottage is a two-bedroom cottage which is bursting with character; ideal for holidaymakers who want a charming property with stunning scenery right on the doorstep and a stone's throw from some great local pubs.

Its stone-built nature gives this cottage the traditional Lakeland feel but it has been tastefully furnished throughout and is equipped to the highest standard. It is the ideal blend of character and modern amenities. The well-equipped kitchen with dining area is the perfect place for knocking up something tasty before retreating to the comfortable lounge and enjoying a relaxing evening in front of the TV or maybe belting out some classics with the music centre on offer. The cottage sleeps four people in two bedrooms, one double and one twin, and there's a shower room and a ground floor wet room.

There is also a small courtyard outside the cottage allowing the opportunity to take a seat in the fresh air.

Bowness on Windermere is one of the most popular spots in the Lake District and with good reason. Since Victorian times it has drawn visitors with its mix of beauty and bustling nature. Windermere provides watersport options, cruises on the lake and even the chance to row yourselves around. Open-top bus trips as well as walking and climbing spots allow the chance to explore the surrounding area.

Its location in the heart of the Lake District makes this cottage ideal for taking in the various beauty spots and charming towns and villages in the local area. Ambleside at the top of Windermere and Newby Bridge at the bottom are both delightful towns with breathtaking scenery, while the large town of Kendal, and its world famous mint cake, is just a short drive away.

Located right in the centre of Bowness, with so much to see and do within easy reach, this delightful cottage is the perfect home away from home all year round.

Bowness and Windermere has enduring appeal for visitors to the Lake District National Park, with each providing a range of nearby attractions, amenities, shops and restaurants to suit all tastes. A variety of boat trips and hire are available in Bowness. The World of Beatrix Potter attraction and the Old Laundry theatre are 1.5 miles away. Orrest Head, where Alfred Wainwright was inspired to write his series of iconic guidebooks, is a 30-minute walk to enjoy the spectacular panorama of far-reaching views over the lake and surrounding fells. Brockhole, which offers high wire tree top experiences, is less than two miles away, and the historic villages of Grasmere, Ambleside and Troutbeck are a short drive away. There are also a variety of watersports on offer for the more energetic at marine centres along the lake. The area is ideally situated for exploring all that this region has to offer, whether by foot, bike, car, railway or bus; and is within easy reach of attractions such as the spectacular Langdales, Beatrix Potter’s Hill Top House at Far Sawrey, Coniston, and Grizedale Forest Park.

    On our arrival (around 8pm) we found that the boiler was not working. We then quickly attempted to put our little baby of 6 months old to bed in the cot, then found that there was NO cot in the property despite requesting this twice ahead of our booking. So, we had no heating and nowhere for our baby to sleep safely. I offered to my wife to drive us home, but we had already been travelling for over 7 hours so my wife decided to put a duvet on the floor and sleep as safely as she possibly could next to our baby. I was attempting to contact the 'out of hours' team at Sykes Cottages and Lakes Lovers but nobody answered. I left voicemails but didn't get a response. This was between 8pm and 8:30pm. I got two automated texts to say that somebody would be in touch within the next 20 minutes. We didn't hear anything. I was also on the phone to my friend who is a gas safe engineer who tried to talk me through getting the central heating boiler working. I video called him so that he could see the error messages on the boiler and he talked me through topping up the system and getting the boiler working again. We finally had heat albeit it took an age to get the old stone house anything near warm and comfortable. I woke in the morning various times as our baby was unsettled but also due to the glaring light directly outside of the main bedroom window - not helped by an almost translucent window blind in the bedroom. I noticed a missed call from an 01244 number, from 22:02. This was 2 hours after I had called on various out of hours phonelines. I am guessing that as it was Friday night the on call team must have all been in the pub! The next day we went to the rental office 'Lakes Lovers' in Windermere and told them of what happened on our arrival. They just seemed puzzled and said they would get a cot for us, with no sincere apology and no shock that my wife and 6 month old baby had to sleep on the floor in a cold house for the night. Quite unbelievable!! Around 3 hours later they dropped off a cot, and the gent said on delivery that "there should be one on top of the wardrobe so whoever should have put one there must have taken it out for some reason". This of course was not helpful, and still NO apology. We just left it there as didn't want to the weekend break (for my 40th birthday) to get any worse. The cottage was of poor quality and needs a full redecoration. From damp on the wall near the entrance door (due to obvious rotten/leaking gutters outside), to chipped skirting boards throughout the house, dusty floors around and under furniture (not great for baby on the floor), to a stained sofa. The cottage is neglected and I guess of the owner has ongoing bookings then they must be complacent and not bothered in the slightest. We have stayed in AirBnB before and never had the same issues like this with dog friendly accommodation. We stayed at a Sykes cottages rental in Symondsbury back in July this year and that was also dog friendly and also like living in a dog kennel for adults. It needs a full deep clean. Overall, totally dissatisfied and would not recommend this cottage to anybody. Apart from location and close to the lake, it was also very close (300 feet) to a booming night club that stayed open until around 02:00am. This was not mentioned on the booking site either.

    There had been some minor improvements such as more dishes, cutting board etc in the kitchen. There was also a welcome pack with a couple of biscuits, few tea bags, instant coffee & UHT milk sachets. There is also new art work and a new coffee table to make the place look a bit better but that's about it. The beds, the sofas and the dining set were way worse than the last time we stayed. There were also damp marks in the main bedroom. The previous guests must have been smokers as all of the bins had a horrible smell of cigarettes. Upon leaving, we were emailed by Sykes cottages to strip the beds. I removed the fitted sheets in the spare bedrooms to see the horrendous state of the mattresses. Stained and awful. We won't be returning as it feels like they don't care about their customer experience. The boiler also broke during our visit but it was very quickly fixed that day whilst we were out so can'tfault Sykes cottages there. However for the money you pay per visit, you should expect good beds/mattresses. We couldn't wait to come back home in the end.

    The bedroom blinds did nothing to keep the light out meaning you woke early. Mattress on single beds were uncomfortable, could feel the springs.
