    Hollybrook is only 5 minutes walk from the centre of Ambleside with many fell walks available from the doorstep. The house is situated off a private road at the entrance to the renowned ’Falls Development’ at Stockghyll, an area of pretty woodland and tumbling waterfalls cascading from Red Screes down to Ambleside Village and the Lake below. The Falls are a superb base for local, country and woodland walks with Ambleside Village a short stroll away and Langdale Pike within 4 miles. Offering a variety of shops, pubs and restaurants, Ambleside still retains its unique village atmosphere in the heart of the Lake District.
    Hollybrook is a well appointed property providing spacious accommodation for up to 6 adults, with the Stockghyll river running along the edge of the garden. There are several outdoor seating/eating areas two of which are covered.
    Ground Floor:
    The accommodation is gas centrally heated, decorated and furnished to a high standard and is elevated above the Stockghyll Beck and comprises:
    Entrance porch and hall leading to:
    Dining/lounge:  Sony 40" full HD TV with Sky plus and sky sports, DVD, free Wi-Fi internet access, remote control gas coal effect fire. A solid oak dining table and chairs is situated by French windows which lead onto a raised balcony with covered seating and woodland views.
    Dining/kitchen: Fitted kitchen with AEG double electric oven, hob,  dishwasher, fridge freezer, microwave and breakfast bar.
    Conservatory: With seating and coffee table and views of the rear garden.
    Utility room: Room length worktop plus sink, with washing machine, tumble dryer ideal for drying walking gear. Broom cupboard and table and chairs.  Door to conservatory.
    Bedroom 1: Twin bedroom to the front of the property with pine furniture.
    Shower room:  With large Mira corner shower, hand basin, WC and shaving socket.
    First Floor:
    Master bedroom: With king size bed, Panasonic 32" Smart TV, ample clothing storage space and views to Stockghyll and Loughrigg Fell.
    Bedroom 3: Twin bedroom with pine furniture and views of the rear garden.
    Bathroom:  With large bath and shower, hand basin, WC and shaving socket.
    All gas, electric, bed linen and towels included. Cot and high chair available.
    Outside: To the front of the property is a large sun terrace with table and seating plus well stocked garden. There is ample parking for up to 3 vehicles by the house/garage.

    The side of the property houses the largest covered seating area plus an ’Outback’ gas BBQ and safe lockable units for storage of pushchairs/pushbikes etc. From the fenced - in rear garden there are clear views to the East of lower Stockghyll waterfalls and Loughrigg Fell to the West. The patio is large and flat with ample space for toddlers to ride their toys. It also has a garden swing seat and a picnic dining table for ’al fresco’ dining.

    "Price for a weekend was too high but we still enjoyed the stay.1 Gas fire did not operate satisfactorily and needs attention.2 Wifi instructions needed update.3 Small bedroom light bulb faulty."

    "We spent 5 nights at Hollybrook in the middle of a heatwave, and the house location was ideal. The patio to the rear of the house is south facing, but shaded by trees so it never got too hot. In a gully at the foot of the back garden there is a brook that babbles restfully to enhance the the feeling of cool and calm. The owners have placed a small table and 2 chairs overlooking the brook, which is a lovely place enjoy a glass of wine in the evening.The house is furnished and decorated to an excellent standard, there are maps, guides and local information, a good selection of books and DVDs and the kitchen has everything you could need. We thoroughly enjoyed our stay here."

    "Hollybrook was centrally located and very well equipped. We parked the car on arrival and did not use until leaving.Ambleside is ideally located for all the walks we had planned. Used the boat to Wray Castle on one trip and with tired legs used a bus back from Grasmere on another. Would recommend a food delivery on arrival as Ambleside is not blessed with a large supermarket however there are three small supermarkets for basics. We also used the Jintana and Sour dough for last minute takeaways."
