Accommodation

Ruthwaite is a small hamlet situated on the northern edges of the Lake District National Park surrounded by picturesque rolling countryside. John Peel House is ideally situated to enjoy the quiet, rural setting whilst still within easy reach of the heart of the lakes where a wealth of attractions and amenities are available. It is located just over a mile to the south of Ireby, within a 10 minutes drive of Bassenthwaite Lake and 20 minutes of Keswick and Cockermouth.
John Peel House is a spacious, well appointed and tastefully furnished property and will appeal to both adults and children. The house has two living rooms each with a log burning stove, two master bedrooms with en-suite bathrooms and children will love the double bunk bedded room. The large kitchen dining room with an aga is a welcoming place to cook and enjoy family meals together. In addition, the private lawned garden provides an ideal play area for the children with seating to the front and rear of the house and superb views to the nearby fells makes this a most sought after holiday cottage. Many walks are available from the house including to one of Wainright’s favourite walks; Binsey which offers superb views from the top towards the northern fells and out to the Solway Firth. The local pub, The Snooty Fox in Uldale is little over a mile away.
The property has been tastefully converted, has electric wall heaters and storage heaters and comprises:Main lounge with beamed ceiling, superb full height sandstone fireplace housing a log burning stove, polished wood floorboards, patio doors to the garden, 2 large sofas and staircase to the first floor.
A large, well-appointed kitchen/dining room with modern shaker style kitchen units with granite worktops and central island unit. There is an electric Aga, and a Neff electric combination oven/microwave and electric 2 ring hob, dishwasher and American style fridge/freezer. A large dining table has views out through the patio doors to the garden.
Second family living room has oak flooring, wood burning stove on sandstone hearth, TV, DVD player and iPod docking station. There is plenty of comfy seating for all including a sofa bed for an extra guest. A large bookcase accommodates a good stock of children’s games, maps, guides and books to entertain you. There are French windows onto the front patio.
Utility/drying room with washing machine and tumble dryer. Ample storage for drying clothes.
Cloakroom with hand basin and WC.First floor: Master double bedroom with feature wood burning stove, full wall of exposed stonework and en-suite bathroom with bath, shower, hand basin and WC.
Spacious double bedroom.
Bunk bedroom with full size bunk beds with a ¾ size base unit.
Children’s bedroom with 2 sets of full sized bunk beds.
All bedrooms have exposed cruick beams and vaulted ceilings.
‘Jack & Jill’ style bathroom comprising shower cubicle, free standing roll top bath, hand basin and WC.All electric, bed linen and towels provided.
Cot and highchair available.
Wi-Fi is available although is it not always possible to get coverage in all of the rooms.
There is space to store bikes in the garage.To the front of the property is a sandstone patio incorporating seating area and parking.
To the side and rear of the house is a large garden with a sandstone flagged terrace with seating area, raised beds, lawned garden screened by fencing and natural trees affording a high degree of privacy and lovely views.
