    This delightful 4 bedroom period house is perfect for the larger family or those who like to holiday with friends.  Rickerby House is situated in the heart of Portinscale Village which lies on the northern shore of Derwentwater and benefits from Michelin star pub which serves bar meals, a restaurant, tea room and store and Lakeside marina.  Ideally situated for those who enjoy sailing, cycling or walking, all of which can be done from the doorstep.  A pleasant walk across fields will take you into Keswick where you will find a wealth of amenities.
    Large rooms with high ceilings give Rickerby House a feeling of space to relax and chill at the end of the day.
    Ground Floor:
    Heated by gas central heating the accommodation comprises:
    Lounge: With TV, DVD, and patio doors to the garden.
    Sitting room: With TV, DVD and fantastic log burner.
    Dining/kitchen: With double electric oven, ceramic hob, fridge, freezer, dishwasher, washing machine, tumble dryer and microwave.
    Separate dining area.
    Cloakroom: with WC and wash basin.
    First Floor:
    Master bedroom: With super king size bed, door to south facing sun terrace and en-suite double shower, WC and wash basin.
    Bedroom 2: With king size bed.
    Bedroom 3: With double bed.
    Bedroom 4: With two single beds (for children).
    Bathroom: With shower over bath, WC and wash basin.
    All fuel,bed linen and Wi-Fi included. Travel cot and highchair available on request (Please note no linen for the cots must bring your own).
    Lawned front garden and paved parking area for 5 cars. Side garden with lawn and patio area with garden furniture. Please note: The maximum number of adults allowed in the property is 6. This property has a security deposit of £150.

    "We booked Rickerby House to treat our family to a holiday. The location of Portinscale is fantastic and the local amenities are fabulous. The house itself has brilliant parking capacity and looks impressive from the outside but that's as good as our experience got.The rooms are spacious and it has some lovely period features. Most of the beds were comfortable. The owners have obviously spent a lot on fittings (sinks, taps, log burning stove etc) but have not maintained or given the property a deep clean for many years.The furniture looks like it's from a student bedsit. Old, dirty and literally coming apart. (I have photos unfortunately not able to attach them here-will send by email)The floor had been laid on top of a previous floor, so the creaking noise was unbearable. Especially when you have little ones to put to bed.One of the rooms with a king-size bed has a door that does not shut. We had to keep it shut with a bin or handbag. Isn't ideal when there's many people in the house. Windows don't stay open as the cords have been cut. We were fortunate to have lovely weather but roasted inside the house. We ended up propping up one window with a coaster for some air. The same window had a nail sticking out of the blind pull chord so I was injured from that. ( have a photo)Wardrobes in master bedroom don't shut and again we had to prop it closed using cardboard. The tap in the main bathroom woke everyone up a couple of mornings as it produced a high pitched screech. (Again I have evidence but unable to attach)The general standard of cleanliness was unacceptable. The rug was full of grey fluff and balls of hair which caught on your feet. (Again I have a photo). We actually hoovered it ourselves daily but the hoover smelled and didn't pick anything up. The replacement 'plug' for the broken bath plug was covered in mould as was the bath mat, as was the washing machine and dryer. The walls are damp and peeling in places. Someone seems to have painted halfway up the walls and stopped when they can't reach. Luckily the bed linen and towels were clean or we would have walked out. There is some nice artwork on the walls but the money would be better spent on a deep clean and maintenance. There seems to be no regular dusting or cleaning around the house in general though as the house was covered in dust. The kitchen table was full of crumbs and sticky. I really feel like this house was massively overpriced for the state it was in. Also unsure of why we needed to pay a damage deposit as there's not much in there to damage. A hostel would be cleaner. Very disappointed because this could be a stunning house with a little bit of care. We were all glad to get home.There was no comment book in the house so I do wonder how long these issues have been left unattended to. The caretakers number was in the kitchen but we didn't go on holiday to wait in all day for someone to fix someone else's house. Also the amount of issues would be impossible to fix in one day.Such a shame as it could be perfect if someone actually showed the house some care."
