About this property

Embrace true family living in the heart of Devon, with this 18th century thatched cottage. Within walking distance of a local pub and the dramatic landscapes of Dartmoor National Park, this spacious family home can be yours to enjoy true countryside living.

Combe Bridge Cottage is a sensational thatched cottage, built in the 17th & 18th centuries. With refurbished bathrooms, and large farmhouse kitchen, plus a stunning newly converted self-contained annex, it now sleeps 11 in 6 bedrooms, plus cot for baby, with room for an extra 2 guests on a sofa bed in the sitting room.

main house: downstairs there is vast double sitting room with a baby grand piano (tuned twice yearly), and huge granite open fireplace; a snug for quiet reading/working; downstairs cloakroom; a comfortable kitchen with Aga and huge farmhouse table; an adjacent dining room for feasts; a back kitchen/laundry/scullery; and a boot-room with hooks and racks for outdoor clothing/footwear and a large American style fridge with ice maker. Upstairs there are 5 bedrooms, 2 en-suite, plus a third family bathroom. All the bathrooms have recently been upgraded, and the house enjoys full central heating, plus a wood burning stove in the dining room, and an open fire in the sitting room.

hayloft: this annex, ideal for grandparents; older children; nannies, or anyone who wants a quiet space away from the main house, has recently been converted into a truly stunning 2 guest self contained living unit, with access from the main house. It features a fully equipped modern kitchen with dishwasher, oven, induction hob, and a pretty bistro table and chairs; a stunning galleried living space with TV, writer's desk/bookcase; and a gorgeous sleeping platform (the old Hayloft itself) with a king sized bed, 2 chests of drawers, and designer fabric furnishings. With underfloor heating throughout the ground floor, it also has a new wood-burner heating the living space and the upstairs sleeping area.

Combe Bridge Cottage has a pretty orchard style garden to the rear, with a swing, and table and chairs for al fresco dining. There are also manicured lawns bordered by pretty cottage planting to the front, side and rear, and a terrace accessed directly from the farmhouse kitchen, with table, chairs and barbecue, to enjoy the sunshine. There is ample parking for 3 cars.

The cottage is just 10 minutes drive from the A38 and you can walk up to majestic Dartmoor straight out of the front door (the Two Moors Way passes close by). The south Devon coast is only a short drive. The nearest pub is just a 10 minute walk, nearest village shop a mile away, good supermarket and general provisions in Buckfastleigh (10 minute drive away), more eclectic food and antique shopping in the nearby town of Ashburton, with busier shops and restaurants in Totnes (a 20 minute drive away). It is a 15 minutes drive from the nationally acclaimed Field Kitchen restaurant, part of Riverford Farm, which also has a farm shop to die for.

Looking at the layout in more detail, in the main house downstairs there is a wonderful country kitchen with two oven electric Aga, plus conventional oven, dishwasher, sink and fridge, a large farmhouse table, and armchair; a "back kitchen" with induction hob, washing machine, microwave, double sink/drainer, second dishwasher, plus a separate boot room with American fridge freezer. Next to the kitchen is a beautiful dining room seating 12 for feasts (we have managed 18 before!), with a 17th century dining table and early 19th century rug from Afghanistan. Further on is a comfortable and spacious sitting room with huge granite inglenook fire place and a baby grand piano. At the back is a small snug, with WiFi and printer facilities (there are two additional portable WiFi boosters available to allow cover anywhere in the house). There are 3 staircases (one steep) from the ground floor leading to the pretty bedrooms above. The first leads to the master bedroom, which has en-suite bathroom with bath and shower (plus heated towel rail), arts and crafts wardrobe and dressing table, chest of drawers. A second staircase leads to a twin bedroom with an en-suite shower room, and pretty chest of drawers. The third leads to 3 bedrooms (one double bed, one single bed, and one single with pull out bed below, all with wardrobes and chests of drawers) which share a family bathroom with bath and shower over. All bathrooms have have been recently renovated. A travel cot is available and can be set up where needed.

We have recently fully converted the Hayloft, which is attached to and accessed from the main house, and has its own fully equipped kitchen, large living area with wood burning stove, beautiful custom designed desk/bookcase feature and staircase, and platform sleeping area. This is a truly stunning space, and provides the possibility both for self contained living quarters for grandparents, nannies, older children, relatives etc; and for additional living and entertainment space for the whole family, leaving the sitting room in the main house free for non TV dominated activities. The Hayloft is equipped with a new smart TV, has its own WiFi capacity, enjoys underfloor heating throughout, and has a new state of the art log burner with three glass doors allowing sight of the flames from anywhere on the ground floor. The Hayloft connects to its own bathroom along a corridor (both with underfloor heating), with heated towel rail and large walk in shower with both overhead and angled shower-heads. The corridor contains coat racks, mirror, ample room for boots shoes etc, and a one click state of the art clothes drier (yes, it rains on Dartmoor!) which can be easily moved in front of the wood-burner when you go to bed, leaving clothes toasty and dry for the morning. It is a beautiful space and often we choose to stay there for the beauty, and the form, and the romance of it.

The property is brilliant for a family holiday. It suits a multi-generation family because of all the varied space and things like a huge fridge, Aga, dishwashers and large garden. There is a stream next to the road by the house and walks from the door. The local pub, the Tradesmans Arms is a short walk along a quiet lane and serves decent food and good beer. There is lots to do in the area especially for children. We particularly liked Kingsbridge and Ashburton but Torquay and Paignton are looking a bit tired. The children liked the fair and pier amusements at Paignton and loved the zoo there. Buckfast Abbey is a must to visit. It is free, interesting, well kept and has an excellent shop and cafe.

The cottage and area are both stunning and we all had a great Easter break. Again many thanks

Fabulous cottage - ticked all the boxes! We booked Coombe Bridge Cottage to celebrate my husband's 60th Birthday. We had friends and family come and stay over a period of 2 weeks. Plenty of room to spread out, all the bedrooms were sumptuous and well furnished and the bathrooms were well fitted. The Cottage has an Aga which we mastered very quickly and cooked everything from chickens to sourdough! The outside eating area was a sun trap and we ate our breakfast outside enjoying the gentle sound of the river just across the road. Can't rate this place enough! Word of warning.....the roads are narrow and sometimes quite hairy!
