This fabulous character cottage is set in an elevated position, a short walk from the town of Dartmouth, with far reaching views across the stunning River Dart. Topsail Cottage is furnished to a high-standard, with comfort in mind, providing a lovingly-styled holiday home in a wonderful location, ideal for two to four people keen to soak up the laid-back atmosphere of the town and take in the sights from both the balcony and the garden. Thoughtfully decorated throughout and all refreshed for 2023. The cottage comes with one designated car parking space for the duration of your stay (private car park adjacent to the cottage) which is a huge bonus in Dartmouth where parking can be difficult to find. You can also stop directly outside the cottage briefly (double yellow lines) to unload. The cottage is set over three floors with an open-plan living area on the ground floor. There is a well-equipped kitchenette and a good-sized dining table; perfect to enjoy home-cooked meals while enjoying the views not just during the day, but at night when the lights of Dartmouth are twinkling. The sitting area has a sofa and chair in front of the feature fireplace with a woodburner, making it a good place to relax after a full day out and about, any time of the year. There are two lovely bedrooms, one on each floor, which are beautifully presented and finished to a high-standard, with both bedrooms enjoying fabulous views across Dartmouth to the river and the steam railway. There is a spacious family bathroom on the first floor, with an over-bath shower. From the living area, the door opens on to an enclosed decked balcony with full glass balustrades and furniture, making it great for alfresco dining and enjoy the afternoon sun backed by the lovely views to the river and the surrounding area. There is also a charming lower deck garden area with a bench and table and chairs where you can sit and read a book or just watch the world go by. The town and riverside are just a 5-minute walk down the hill from the cottage where there are excellent restaurants, interesting boutique shops, and of course all the activities along the waterfront, including sailing and river cruises up the Dart to Greenway, famed as Agatha Christies former holiday home; you can then get fit climbing back up the hill to the cottage, it's steep! There's lots to do in Dartmouth, including The Flavel Arts Centre, offering live events, films and exhibitions, and there is a lively programme of events across the year including the Dart Music Festival, Arts & Crafts Weekend, Shakespeare Week, Dartmouth Food Festival, Candlelit Dartmouth at Christmas and of course the famous Dartmouth Regatta in August. Dartmouth lies on the banks of the River Dart estuary in the South Hams area of South Devon. It is one of the most popular tourist destinations in Devon, offering a stunning waterfront, narrow streets lined with boutique shops, restaurants and art galleries, plus many local events such as the annual Dart Music Festival and the Port of Dartmouth Royal Regatta.

Area full of naval history and perfect for kayaking and yachting enthusiasts.

A couple of minutes on the ferry takes you to the working steam railway.

Dartmouth Castle and 16th century Bayard's Cove Fort are within easy reach.

Coleton Fishacre National Trust house and gardens are also nearby as is Greenway, Agatha Christie's home.

Only 5 miles from Woodlands Family Theme Park with Zoo Farm.

Set on the South West Coast Path, the area is an ideal location for walkers, with Dartmoor National Park only 15 miles away.

Torquay and Paignton are less then 45 minutes away.

One designated car parking space in a private car park adjacent to the cottage.

There is also 'first come first served' local roadside parking for a second car.

Sorry, no pets and no smoking.

Shop and pub 5 mins walk.

Note: Property is set up a very steep hill.

Note: Children must be supervised at all times due to decked balcony and terrace.

Note: The check in time for this property is from 4pm and the check out time is by 11am.

    Everything was spotlessly clean and tidy as expected. The kitchen had a Neff oven and 2 pot stove and mini dishwasher which is always such a help on holiday. The bathroom has a shower over bath which was extremely good with lots of hot water. Each room was tastefully decorated and provided a very comfortable setting after a day trip to the beach. The outside space of the balcony with table and chairs alongside another tier for sitting out was lovely to use for breakfast and evening drinks. The view of the River Dart and the steam train was another bonus and one to enjoy each day. The dedicated parking space is a real must in Dartmouth and such a help. It is a fairly steep walk up to Topsail from Dartmouth but manageable via steps to the street 'Above Town' - and justifies the lovely food available in Dartmouth. Thank you - we had a lovely holiday!

    The road is very steep so not really suitable for anyone with mobility issues but this was stated in the details and wasn't a problem for us. We had a great holiday and the views were amazing.

    We were aware of the short but steep walk up and down Crowther Hill to the town, but didn't find it too difficult and found we could also lessen the impact via a short detour onto Above Town road and take steps instead. The Jawbone Hill car park space wasn't a problem for us. There's also stunning views from the field at the top of Jawbone Hill, just a few minutes walk from the car park. We were expecting just drawers, but we found there was plenty of built in hanging space in both bedrooms. Wifi was good, EE phone signal also good. Everything was well maintained, clean and tidy. The deck gets plenty of afternoon sun, and the evening views from there were gorgeous. We're really pleased we made Topsail our choice, thanks for a lovely stay.
