The magnificent 360 degree valley view is achieved because there are many winding steps up to the property, please take this in to consideration. With the comfortable living areas and prime location, this is the ideal cottage for friends or couples to come and enjoy a break away from the hustle and bustle. You enter the property via a hallway, which leads you into the bright and airy living dining room, set with cosy sofas, dining furniture, a FreeSat TV and a stunning woodburning stove, a great spot to put your feet up and relax. Across the hall are the two bedrooms, both with comfortable beds and plenty of storage to make you feel at home. The kitchen is at the end of the hall and is wonderfully furnished with oak fixtures and fittings and all of the appliances you will need whilst you're here at Muddykins Cottage. When the sun comes out, take your pick of the several sitting areas that come with the cottage, sit and take in the outstanding views that are on offer. Muddykins Cottage is on the edge of a Dark Sky Reserve area, Exmoor, which is the largest in Europe where it is possible to see stars more clearly because there is less light pollution. The property comes in a rather secluded spot, with the nearest well-stocked town being Barnstaple, it offers a great range of amenities as well as a river, shopping centre, cinema and a choice of parks to enjoy. If you fancy a trip to the beach, Saunton Sands is within driving distance, a beautiful stretch of sand.

Barnstaple is at the mouth of the Taw Estuary, on the North Devon coastline between Westward Ho! and Croyde and is a short drive from the Exmoor National Park. Barnstaple is a coastal town with a market, shops, restaurants and bars, along with two beaches popular with surfers and families. The town is renowned for its floral displays having won a Britain in Bloom award and flowers are found around every corner. Barnstaple lies at the end of the Tarka line railway journey, which takes you through the North Devon countryside of valleys, moorland and a coastline, plus close by is the village of Clovelly. A combination of beaches and family attractions makes Barnstaple a desirable holiday destination.

Shop 3.5 miles, pub 2 minute drive, advisable not to walk to the pub due to unsuitable roads.

Small fenced pond in the garden, pets should be supervised.

The Garden is completely private providing total privacy.

Note: The cottage is on a B road that can be busy sometimes.

Note: The parking space is sufficient for two cars, but can be challenging for inexperienced drivers.

    The loo seat does need replacing. the rewilding of the garden is bordering on unkempt. Great difficulty getting from the back door to the patio with overgrown foliage. The steps were challenging but we were fitter at the end of our holiday.There is a desparate need of a handrail on the lower steps. bordering on dangerous. Unable to walk to the good pub because of the very busy road with no pavement would need to drive.. Parking for only one large car or two very small ones with difficulty.

    We took our dog this year, Louis an 11 month old cocker spaniel, so we focussed on places which are dog friendly, and we were not spoilt for choice due to the location of the cottage. The cream tea left for us upon arrival was lovely. We didn’t have such warm weather this time and consequently the heating came on at times, most welcome
