… as the East Lyn River tumbles down through Brendon to Lynmouth it passes the hamlet of Rockford. Four hundred yards from its good food pub is an imposing Victorian Exmoor detached house, set up from the lane with commanding views down the wooded valley. It formed part of the 19th cent. woodmill that provided most of the timber for Exmoor; about 70 yards from the house the old mill waterwheel still stands beside a cascading stream. To the side of the house, a large grassed area with arbour (table/chairs, barbecue), suitable for energetic children or quietly sitting, and a games barn. There are several acres of steeply wooded land mostly at the back (fantastic for older children but not suitable for small children). 

The house has recently been overhauled and made comfortable with original wood flooring (rugs) throughout and smart new bath and shower rooms. From the roadside parking, sloping gravel path up the front garden to entrance hall. Living room with huge floor to ceiling bay window, TV/DVD (with iPlayer/Netflix to overcome erratic reception) and iPod dock. Dining room with Arthurian-style round table (seating 11 comfortably) and big bay window. Cosy snug (woodburner). Big kitchen (dishwasher, combi-microwave, big fridge-freezer, electric range-style cooker) with table/chairs; utility room (washing machine, tumble drier, drinks fridge, table football) with door to enclosed yard and wood-pellet boiler room (great for boot/coat drying).

From hall, stairs up to half-landing and bathroom (suite with separate shower), continuing to five bedrooms – a double (5’ zip-linked bed or 2’6” twin), a double with en suite shower-room (suite), a double with internet TV (iPlayer/Netflix), a bunk room (3’ beds), and a single; shower-room (suite) and loo.

Door to more stairs up to a further three bedrooms with sloping roof timbers – a double (6’ zip-linked bed or twin), another double, and a single (4’ bed); bathroom (suite with roll-top bath, separate shower) with sloping ceiling; tiny study/den with Wii (games, DVD, printer).

Arrival after 4pm. Spring water. Damages Deposit £250. A great house in a stunningly beautiful area with fantastic walks from the door and close to a good food pub.
