The Carriage House is a delightful apartment ideal for a romantic get away at any time of year or for the elderly who will appreciate the ground floor accommodation with luxurious wet room. The cottage is one of 6 cottages on The Estate, which benefits from a licenced meeting room, located in an area of peace and tranquility on the border of the Lake District and Yorkshire Dales National Parks.

Hyning is located within a 10 minute drive of the M6, Junction 38 for Tebay and Kendal and on the edge of the Lake District and the North Yorkshire Dales National Park. The estate is approached over a mile track over undulating countryside to a most secluded tranquil location with a stream bordering the land to the west and the properties benefitting from superb views to the distant Lakeland fells including Coniston Old Man.

The renovation work of the former farm has been carried out by local craftsmen to an extremely high standard with an emphasis on achieving a high 5* rating and ‘Green Credentials’. The properties benefit from triple glazing throughout and the heating is provided by a bank of solar thermal panels and a ground source heat pump, there is no doubt these properties will be warm and cosy from the moment you arrive.

All properties have been furnished and equipped to appeal to the discerning client who will appreciate the attention to detail to provide for your every need, all modern day facilities are provided as standard including internet access, Wi-Fi, iPod docks, satellite TV with some foreign channels and under floor heating. All of the bedrooms have solid light oak furniture, co-ordinating bed linen, plasma TV and internet access.

All seven of the properties are adjoining and can be rented together for larger groups, however The Old Forge and The Granary, can be rented as one unit through interconnecting doors on the ground floor.

The onsite conference/meeting room is fully licensed and meals can be served by arrangement. The room has a large Inglenook fireplace housing a wood burning stove, glazed wall giving access to a courtyard terrace with fell views and equipped with a projector ideal for business use or screening the satellite TV. In addition a range of oven ready ‘take away’ meals are available to order and ‘themed’ evenings throughout the week.

The owners live on site and are available at reception to help make your holiday as enjoyable as possible.

Accommodation

The Carriage House is all on the ground floor ideal for the more elderly client and has a large bathroom with ‘wet room’ suitable for the disabled, with under floor heating throughout and comprises:
Dining/lounge with leather sofas around a Morso wood burning stove, large plasma TV, pull down bed, circular dining table and rural aspect.
Kitchen with a full wall of light oak units with granite work surfaces incorporating Belfast pot sink, double electric oven, halogen hob, microwave, fridge/freezer, washer/dryer and dishwasher.
Spacious bedroom with antique style double bed.
Access to the spacious bathroom with ‘wet room/shower’, bath with shower attachment, vanity unit hand basin and WC.
All the properties have all electric, initial supply of logs, bed linen and towels provided.
Cot and highchair available.

Ample private parking.
Shared use of the grounds with garden furniture and meeting room.
