What better place to do this than the homely sitting room, beautifully furnished with leather settees, a Smart TV and a fabulous woodburning stove to keep you warm? For some time to yourself, sit in the delightful sun room with a good book or listen to some music whilst the sun beams down. This room also has a sofa bed, should you need it. Cook and enjoy your meals in the modern kitchen diner, it hosts stylish fixtures and fittings including a wonderful AGA range cooker to give it that country cottage feel. One of the four well-presented bedrooms comes on the ground floor as well as a family shower room, ideal for those guests with limited mobility to come and stay. The other three bedrooms can be found on the first floor, with the master room boasting a charming day bed and a contemporary en-suite. The interior of Hill Bank is topped off with a luxury family bathroom showcasing a luscious sunken bath and a wet room area. This area is a rambler's heaven, as you come almost equidistant to the Forest of Bowland and Arnside and Riverdale AONBs and the Yorkshire Dales and the Lake District National Parks. The village of Hutton Roof is in South Cumbria, between the Lake District and the Yorkshire Dales. The village hosts events including a Fell Race and Country Fair. Hutton Roof Crags Nature Reserve is nearby and is home to a variety of butterflies, birds and plant life. The market town of Kirkby Lonsdale, with its architecture and Devil's Bridge is within reach and offers a variety of shops and a selection of pubs and restaurants. Kendal, with its cobbled streets, art gallery and museum is eleven miles away, whilst the villages of Arnside, Sedbergh, Settle and the picturesque Lune Valley are all within easy touring distance. An ideal base for exploring this lovely region.

    We were comfortable, warm and enjoyed having two living rooms to spread ourselves across. There are no local facilities to speak of in the hamlet of Hutton Roof but we arrived with plenty of supplies and did our shopping in Kirkby Lonsdale, using the supermarket and local shops. We really enjoyed an evening in the Kirby Lonsdale brewery, menu is just pizza but the ambience and beers were great.

    It was spotlessly clean, the beds were all very comfy and the kitchen was well equipped. The bread, milk, wine, orange juice, biscuits etc. left for us on arrival were such a lovely touch! Thank you so much for a lovely weekend at Hill Bank.
