This property is located within a beautiful, privately owned estate surrounded by acres of nature reserve offering plenty of outdoor activities from biking to paddle boarding. The onsite Spa encourages relaxation with their selection of treatments and pools. To uphold the ethos of the estate, it does not allow for large single-sex groups or excessive noise after 11.00pm. A code of conduct will need to be acknowledged and signed prior to arrival. Please read carefully the policies stated below before booking.

Set back from the westerly shoreline of Swillbrook, Swan’s Rest benefits from stunning views across the lake from the first-floor balcony enjoying the late afternoon and evening sunshine. Swillbrook is a Site of Special Scientific Interest (SSSI) so you will enjoy uninterrupted views over the lake as there are no water sports allowed. Completed in Summer 2017, this is one of our most popular house types offering three ground floor bedrooms, two bathrooms and first floor living/dining benefitting from fully glazed rear elevations which provide stunning views. There is a fully fitted kitchen and separate study. On the second floor mezzanine you will find a master bedroom suite which is open plan to the living area below. The property is within a 5-minute walk of both the Restaurant and Spa facility. The owners have taken great care over the internal furnishings and have ensured a high level of fixtures and fittings with oak flooring to the main living areas and carpets to bedrooms.

FIRST FLOOR

The kitchen provides a single oven with gas hob, tall fridge/freezer, washer/dryer & microwave. Fully equipped to accommodate 8 guests.

Dining Area – table and chairs for eight guests.

Living Area – comfortable seating arrangement to accommodate 8 guests featuring a wood burning stove. There is also a TV and sliding doors leading to the westerly facing balcony with small bistro table and chairs.

Study with wall mounted TV.

Open plan mezzanine king bedroom with ensuite shower room.

OUTSIDE

Ground Floor Decking – Charcoal BBQ, Garden table and chairs seating 8 guests.

ADDITIONAL

NB Please be aware that we are still building on Howells Mere and that Swan’s Rest is in an area with construction work ongoing in the immediate vicinity. It is worth noting that the building site is closed at the weekends. Please feel free to contact us to discuss any aspect of the building works.

One allocated parking space with overflow parking available. Pets allowed.

Please be aware that there is no waterside access onto Swillbrook Lake as this is a nature conservation lake. There are various entry points to the other lakes for canoeing/kayaking.

Spa use included, please contact the Spa direct for opening times for Guests. Please be aware the Wi-Fi signal varies, there is no fibre optic currently available on the Estate. The homeowner cannot be responsible for slow Wi-Fi connections.

Towels and bed linen provided. Travel cot and highchair provided however guests must bring their own linen for the travel cots. Free WiFi provided.

As all our properties are privately owned bedding does differ, If you are allergic to feathers please enquire with the team, you may wish to bring your own bedding.

This property is subject to a £500 refundable damage deposit
